Just my opinion, but if you're mobile, but want to stay close to the city, I think the Sunshine Coast is a better value than the island. Return fare ferry ride, 40 minutes and shorter highway drive to civilization, hospital, no traffic, community feel, and lots of properties with various income streams, such as studios or B&Bs.

While Gululu was capitalizing on Vancouver being a great place to live, I also did my part to boost up property values even further by starting my flower garden: 
For relaxing and living the dream:
Detached homes > condos
For partying and living the lifestyle:
Condos > detached homes

So I say GG, it is almost always in a negative connotation.
