Seems like it's just fobs who can't read or be bothered to look at the pictures of what goes in each bin. Our building manager is amazing and a super nice woman, and she was even saying that she politely confronts people puting plastic etc into the green bins and the people just stare at her blankly and continue puting their shit in the wrong bins..

lol same with our bins...we've yet to be fined yet but i imagine it's gonna happen at some point.

off-topic but,
where do you get the 200 wax paper for $8?
how's the fitment onto the city-provided green bin?

Despite them being biodegradable, biodegradable and compostable plastic bags do not break down in the processing and degrade the quality of the finished compost, making it difficult to sell. This also depends on the processors though I think, I know the 2 companies COV use can't accept these bags as it won't break down. PErhaps some other companies have a way of fully breaking them down I dunno.

I live in the Tricities and we've been using the BioBag Compostable Bags for over a year now. No issues. The City of Coquitlam uses the EcoSafe brand Compostable Bags in their collection bins.

Looking at the CoV website, seems that the only thing they want you to use is newspaper folded like origami. Of course... thanks Gregor.

Costco for those bags, they fill up about 3/4 of the city provided bins

also i don't let the compost dwell for long. a day or two and i take it out.

Heck, heritage building condos in Gastown or Railtown are going for $900/ft. Most places are going for $100K over asking! since very few mainlanders buy in gastown, it is driven by regular Vancourites.
YT is now going for over a $1000/ft. DT condo market is heating up after years of mediocre growth.

And on the topic of DT condos, my realtor claimed a lot of condos in DT are not going into multiple offers, had him pull recent sales and almost all had multiple offers on them and going $50k+ over.

What do you guys think about this place: https://www.realtor.ca/Residential/S...olumbia-V5N3Z2

Under priced for a bidding war?

Any thoughts on what it will sell for?

id expect it to sell to the bidder with the most leather bound books. Is the suite a separate entrance living space?

I would have thought higher. I've seen some older, uglier townhomes in Burnaby sell for $850-$900k. Same size.

I just noticed that. I'm not sure what that situation is. Looks like a separate suite with a shared foyer at the front and a separate entry at the back?

Can't really tell from the pics though.

The 2bdrm main area is a bit of a deal breaker as you're paying a premium for what you can find in a low/high rise but it looks like the lower suite has it's own separate entrance that could make up the difference in price and then some. Looks like the builder converted the garage into part of the lower suite + storage area so it actually might not have a parking space.

Am I looking at the floor plan wrong or is the garage where the storage area is on the lower floor? Couldn't it be converted back to a parking spot?

Doesn't look like there is w/d for the lower level suite either.

Will be interesting to see what it sells for if anyone has any insight into this information.

A unit at that same location sold for 830k last month

I looked at it but didn't like the location. There's a restaurant behind it and you can see the fans and garbage bins so i'd think you'd get a lot of smell in the summer months

It seems like with the nice weather there are a lot of open houses popping up. On MLS there are a bunch of large town homes and detached homes selling for the $750-$850 range - seems really reasonable in this market.

I don't know the area at all. Does anyone have any insight into what is happening in new west? Bidding war or still a good deal?

Example:

TH6 271 FRANCIS WAY,New Westminster, British Columbia $ V3L0H2 ( R2050364 )

1828 TENTH AVENUE,New Westminster, British Columbia $ V3M3J5 ( R2051750 )

In this market, that looks like it'll close for at least $820k and it's recent.

Many don't have mortgages.

Others have equity from other properties in Vancouver.

Let's say you bought a condo in Yaletown in early 2003 or 2004. The going rate for such a unit was probably in the 200K range. With a down payment of 10%, your mortgage would have been 180K. If the going rate is $1000 sq/ft, then a one-bedroom condo is going for about 500-600K. The amount of equity on a 180K mortgage based on an average interest rate of 4% over 12 years would be about 65K.

600K
- 20K in closing costs (realtor fees, standard legal fees, mortgage interest penalty)
- 115 principal remaining in mortgage
= 465K

If you want to buy a townhouse above in East Van for say 850K, then your mortgage is really only about 400K which is totally doable at today's interest rates for a professional couple making 6 figures.

For the heck of it, I took the wife to this open house and you know the saying, you can polish a turd but it is still a turd.

To start off, BC assesements has it down as 1188 sq ft, 2 beds and 1 bath.
So I am guessing it used to be a tandem garage that has been converted to a bedroom plus storage in the front half.
It would lead me to believe the whole downstairs "suite" wasn't done legally.

Strata fees are $200 per month for a strata that is self managed. No property company or building manager. IMO, that is a lot of money for no gym, no staff, no elevators. Only thing is minimal landscaping.

But seeing how there is nothing for sale in the market, I can see this unit going to $830-850K if not more since it has a mortgage helper.
