Believe it or not a ton of newly build apartment don't have air conditioning. Look at The Met that just finish and a bunch of apartments around the metrotown area. Most of them don't have air condition.

Also, I would imagine in-unit central air would cost a lot in strata fees.

Why would they install air con in condo's near metrotown?

When the asians in the area get hot they just go to the mall to cool off.

My previous condo had geothermal HVAC and because the heating and cooling exchanger was in the unit, it is the responsibility of the owner to keep it maintained and not under the strata.

It just needed an annual check-up and filter/coil cleaning and it was much cheaper heating and cooling my condo compared to conventional methods.

My buddy bought brand new In the tower across from metro which is connected by that pedestrian bridge, a huge portion of the ownership are Chinese. Early on in the buildings life it was a HUGE problem with people turning off their heat in the winter time and running their fucking gas ranges with the door open to heat their unit..

Gas = covered by strata, electricity is not

IMO avoid condos owned mostly by Chinese people. Parent's building already pulled the plug on things like the outdoor fountains and sold the grand piano in the front corridor to cut expenses. Think they also banned pets in the shared yard space since these filthy people don't pick up their shit.

Damn developers looking to build as cheap as possible...

I built my house in 2013 and originally wanted to save costs and not install air conditioning. My contractor convinced me to install the ducts/vents at the very least because it would be impossible to add on once the house was completed. In the end we got the full system installed - best decision ever.

Email View (link dies in 30 days I think). 1500sf back unit duplex sells for $1.1M!!! The front unit sold for $20K less.

The original lot was bought for $900K about 14 months ago and now the builders have sold it for a total of $2.2M

No doubt that money was made, except you're discounting building cost as the most obvious factor which is no small change.

my parents' house is like 30yo, they wanted AC this yr. they got a quote, 12k :S

12K seems high for A/C, if the home is already set up with central air and it's not a mansion you should expect 3500-6000$ at most.

You poor souls. The traffic and the way people drive on Oak street towards Richmond is insane!!! Just sit for an hour during Rush hour(s) at the Starbucks at 67th and Oak, people are slamming on their brakes, cutting over lanes, road-raging at other drivers, morons drive across 67th at the last possible moment on the red and ALMOST get t-boned like 3-4 times in an hour. Also, seen like 4 T-bone accidents at 67th and Cambie. That new huge tower complex at Marine and Cambie has fucked this neighborhood uppppppp.

Not sure what you're talking about, the traffic isn't THAT bad... I get off work at 5 (sometimes 4) and although it does get a little busy just before Oak bridge, i usually only wait between 10 to 20 minutes. The only times the wait goes beyond 40+ minutes is if there are accidents on more than one bridge.

Balcony facing west will be a bitch to live without A/C, facing east is good only if you wake up at 6 oclock to work.

I remember Chinese people saying facing southeast is the best, indoor temperature should be the lowest.
