Real Estate as Potential Career Option?

What qualifications would I need to become a real estate agent? What are some other things I should know about the job? Pay wise? Hiring? Anything will help, thanks.

Sauder isnt a must...
Key things you will need to be good
- People skills
- Extra language (Do you know Chinese? seriously a lot of buyers are Asian in Vancouver)
- Network, Network, Network

Pay wise: commission based.. make what you sell majority of the time.

To actually qualify to become a real estate agent doesn't take to much time... fairly short programs but you have to wait for the exam which is once or twice a year i believe..

that's the thing, getting licensed doesn't take that long nor does it require that much effort so there is bound to be a lot of people doing it. Essentially more competition.

There is way too much supply imo for real estate agents. Unless you are well networked or some kind of chick/dude magnet, is going to be difficult for you to get decent living.

E.G. It will be hard for you to compete with guys like Austin Kay whos been in the business for ages. Just take a look at the real estate magazines/newspapers, the pages of agents and listings are thicker than the daily newspaper.

Not saying is a bad career route, but I would personally have a 'Plan B' as a backup

wouldn't a good way to get in the market is to go one of those "big players" and work under them as an underling? when i was house hunting i'd see a listing by "big name" and when i go to it or arrange a meeting of the place it's a young agent that opens the doors and walks us around

1) FIND a good company to rep for. don't rep for a company that's a brand name caues they will force you to do a lot of shit, eg// hey, everyone pays 200 dollars to put their TINY ass picture in the newpaper, you shoudl too. that's BS.

2) you NEED to be a people person. IF you ask 10 friends and 10 family members and they half of them say no, the PLEASE don't do it. if you can't take your family's advice and friend's advice on whether this MIGHT be a good career, then you ain't able to handle all the BS you gotta deal with with clients

3) MENTOR someone. I'm sure you know osmoen that would help

4) if you're 25 or younger, don't do it. your network of friends are FRESH grad, no money, in debt, you will NOT have any frineds to network to help you sell.

5) have a security bucket when starting off. you need a nice car. image is everything. you can't be driving a tercel on showings, you don't want to be wearing A&F .... image is everything...

anyhoo... get the course done first, its about 3000 -6000 with all the books and licenses and everyhting. start there..

Real estate is a very competitive business. Once you meet some good developers and make some connections your success can skyrocket.

This guy made a killing in a relatively short amount of time Homes for Sale By Owner Vancouver | One Flat Fee MLS Listings ServiceOne Flat Fee (iirc 2010 he first started). My business plan (if I cared to do real estate) would be to set up a very similar website with a very similar business motto but start throwing groupons out there to get myself into everyone's inbox. Yes I would probably rely on undercutting but he ripped off the idea from American websites.

Kind of late reply but thought I'd throw in my two cents anyways.

Personally I wouldn't recommend anybody going into Real Estate anymore, talked one of my friends out of it.

The lower mainland "Real Estate Boom" is long gone. The market has in my opinion plateau'd and there's no way our prices will keep rising. I predict there will be a decent drop coming soon.

80% of all Real Estate money are made by 20% of the Realtors. Being a new realtor you struggle with clientbase whereas all the big realtor names already have a huge list, and usually their clients will always spread word of mouth to their friends who are looking to buy/sell their home.

As mentioned before in this thread if your immediate network of friends are 25-30 and under you will also struggle big time with networking.

I do B2B with 3 realtors and all of them say its a tough market to tap into right now.
