^^ As you were one who recently bought, do you mind telling us the price differences between a home with carriage house and one without.

If the price difference isn't something huge (-50k) and you don't expect renting the unit out, it could be very useful to have as additional family space. In comparison to people who build a 2-storey garage so above they can have an entertainment room/mancave.

If I remember correctly it was right around $50,000. Keep in mind this is above the garage, not replacing it as a two level unit like some of the other ones linked in this thread. The house for us is already large enough, we have two extra bedrooms and a media room that are rarely used so we didn't need the extra space and paying extra for it didn't really make sense to me. I could see it helping resale down the road but if someone wanted to they could always put a suite in the basement, it has a walkout door.

thing is, if someone is living below you, they can still hear you or vice versa...in a separate structure 15-20 feet away it gives you a little bit more privacy. might not be as bad in newer homes...but in my very old home i can hear noise from downstairs and vice versa.

No doubt, I just meant as far as resale goes the option was there if someone had to have some sort of income helper.

If I was to put a suite down there I would insulate the ceiling, put two layers of drywall, resilient channel to create an air space and then a final layer of drywall to finish the ceiling. You'd lose just over 2" of space but you would gain a reasonable STC rating. There are better ways to soundproof but this one is fairly cost effective for what you get.

I agree. I think if a family with kids is spending 2500 a month on rental of a dinky carriage house, they're doin' it wrong.

What they need to do is to get over the vanity of living in west van.

At 1200-1500 a month I'd accept godwin's argument.
