Huge shopping mall in Tsawwassen

ok so I saw the construction site not too long ago.. I wasn't sure was it was and looks like it's called Tsawwassen Mills.

It says it's a First Nations Shopping mall...so I guess it's more for first nations people and won't be like Metro Town?

Anyone have any more info? Their website isn't even working.

No fool, it's not a shopping mall for first nations people lol; It's a mall built on first nations land.

Looks like owner is Ivanhoe Cambridge - they own both Oakridge and Metrotown, interestingly.

The aboriginals will collect rent, probably have a lease agreement that includes hiring a quota of aboriginals as is the case with the malls we have on aboriginal land here in Duncan.

Also, as the stores are on aboriginal land, members of the tribe are exempt from paying taxes on purchases, which gives the stores a significant advantage in that demographic.

I know when I worked at Staples, many aboriginal groups and businesses would drop tens of thousands of their budget surpluses at my store every March. Great for business.

What would they offer over Metrotown or any other malls, to make me drive over a bridge and a tunnel/ toll bridge?

I'm guessing it's there to service the South Delta area and people coming off the ferry? I find it a strange location for such a massive shopping centre.

^ Yeah, it's a bit strange, but urban First Nations have relatively few choices when it comes to developing land - retail and leasehold residential come to mind. For example, Park Royal is on Squamish land.

One of the anchor tenants is Saks Off Fifth which is a first for Metro Vancouver. It could be a draw for the brand-conscious which Vancouver has in spades.

The mall would also serve residents in the leasehold development that the First Nation has commissioned across the street. Remember, the Massey bridge is likely to be tolled, so this mall would serve residents in the area who don't want to cross the bridge.

It's a terrible location, all you're going to get is a little bit of ferry traffic and people in Tsawwassen. Lets be honest most people who live on the island are on there way home and just went to get there so they aren't stopping. Those who are arriving from the Island generally have somewhere they need to be again probably not stopping. Sure you'll get some ferry traffic where people plan shopping into there trip but I doubt it will be that many.

I think we're going to be working on the new Walmart out there this summer but for the life of me the location makes no fucking sense.

When I first read the thread, I misread it as " huge Auto Mall in Tsawwassen" .

I though Timpo was gonna go to this "Auto Mall" in Tsawwassen to get a deal on a GT-R.

Being in the retail consulting industry, this project makes no sense. quasi covered the points about the ferry traffic, if you are on the way to the ferry, you are trying to make your ferry, you typically don't have an hour extra to stop and shop unless you have allocated that ahead of of time.

The mall also has physical barriers due to the Massey Tunnel which will ultimately be a tolled bridge. How many people from Vancouver will want to cross two bridges, with one of them being tolled? The psychological distance is quite far. The only residents who have simple access are those in North Delta who can take the SFPR, or those in South Surrey.

Stores such as Saks OFF Fifth may draw some interested shoppers, but I'm not sure how many on a consistent basis. I know that CrossIron Mills north of the Calgary Airport does well, but this one... I'm very skeptical. Especially with the Outlet Mall at YVR gaining first entry into the market and being in a much more strategic location.

No, I didn't think that only first nations would be able to shop there, but from what I read on article, it seemed like it'll be first nations themed mall, just like Aberdeen centre is an Asian mall.

We need to arrange some sort of invite-only RS dinner meet where the most "unique" users on the forum can gather to discuss whatever it is they feel is worth discussing.

I would like to advocate for the attendance of CIC, Timps and Gululu.

JasonS2000 will host, just incase the conversation doesn't organically result in a fight to the death between those in attendance, he can step in to get the situation back on track.

if i am not mistaken, there is a huge residential development going on there as well. so the mall will cater to those folks as well.

Bass pro will be the only draw for me.

I think the First Nations band just blew their load on this project in hopes of some sort of economic win-fall but as others have said, what a terrible location. It's literally out of the way for like, everyone.

And if they make stores like the bass pro a sort of "dumbed down" version like some others in cAnada, my first visit will be my last.
