tips on renting a garage/workshop/storage

Ok, so it looks like I"ll be having to find a "home" for my car. I've been on CL looking at places to rent for storage. However, I'm also looking for 24/7 privileges and the ability to do some work on it (only for hobby purposes). I'm not into doing work on the side and creating some influx of customers. Just a place to store, and do work on by myself and/or with friends.

Any idea as to what sort of legal issues I should be looking at? Anyone with similar situation/experiences that they would like to share?

I've never done this sort of thing before, so I am definately new at it. thanks!
