Costs to Rezone Property
 
Hey guys, I don't know if this is the right place but I was just wondering what the costs and procedures are to rezone a property. As of right now the zoning is agricultural there is a total of 47 ares. I want to rezone 2 of those acres into truck parking. Its in Ladner and I've never dealt with the city hall there. so I was wondering if its going to be a hassle or not.

Costs would be specific to your property. Best bet to find a more accurate amount would be to contact the Planning and Development Department. I've dealt with them before on signage for commercial buildings and they're friendly and easy to deal with. Can't remember my contacts names. There's also a step by step guide they have on their website for rezoning.

not necessarily rezoning, but subdividing a single residential to two residential lots would be about 60 grand.

I really should have read that more closely, but Raybot is right. Basically you'd be subdividing the property and then you'd be looking to rezone 2 of those acres. Delta is a bit more of a pain in the ass, so I've been told be some of the architects I've worked with.

If you go under the business section of the city's website, there's a section for Development of Land.

Yeah the city makes quite of money off of the paperwork for building permits and other paperwork you need. I've requested cheques from clients for $10k to $15k for fees to the city.

The 60k wouldn't just be for paperwork though. I believe the money would also be used for improvements and such since subdividing the property would increase population density in the area. There would then be increased traffic and additional loads on services to the area.

the increased service money would come from the city getting 2x property tax every year...

Might be difficult as well since you state the parcel is currently zoned agricultural. If its included in the Agricultural Land Reserve, getting it removed from that can be very hard.

It is on the Agricultural Land Reserve, I think i'm going to just go for a temp parking permit
