If you bought a property or a large land, is it now possible that you can build a big house one in the front and one as large as a townhouse in the backyard replacing a garage? is 50X150 a big lot??

If you need to ask you probably shouldn't.

Also, to answer your question. You need call the city and see what your land is zoned for.

50 x 150 is plenty big to build a laneway house. It will require separate permit from the city of Vancouver.

I don't remember the exact regulations regarding the size of the laneway house, but I believe (don't quote me on this) it has to be 16' away from the primary dwelling, and it can only be up to (10-15%??? not too sure on %) of the lot size? Regardless of the size of the lot, you are limited to only one car park in the laneway house.

Iirc you can't build one in the front but you can build it in the back replacing your garage..

Laneway housing is only applicable to homes in Vancouver with RS-1 or RS-5 zoning (SINGLE FAMILY.)

If your house is zoned RT-2, RT-4, RT-5..etc that is considered 2-FAMILY DWELLING. On RT lots you can build a duplex or combine lots and possibly re-zone. Again, different bylaws have different FSR.

RS-1 zoned lots are maximum 0.60 FSR (with exceptions) so in your case with a 7,500 sq ft lot, you won't be able to exceed 4,500sq ft. TOTAL FSR on your home AND laneway house.

In vancouver a 50 foot lot lets you build a 750sqft laneway house iirc. You can get away with more in surrey etc.

You can build a laneway house on a 33 foot lot. I have built 2 already in the Renfrew area. Difference between a laneway house and a coach house is that you cannot legally stratify a laneway house and sell it separately due to lot size. Technically, they are the same thing (detached house with its own features, utilities etc.) but are classified differently in Vancouver. If you need more information PM me.

As stated above, in the City of Vancouver, Laneway is allowed with RS-1 and RS-5 zoned lots only. The floorplate can only be the SMALLER of 12.5% of the total lot size or 70sqm, around 760sqft.

Dude WTF I just posted directly above you the quick and easy answer and the place to find the complete answer... how lazy are you? A standard Vancouver lot is 33 x 120 = 3960 x 12.5% = 495 square feet.

my neighbor tore down his old house and built a new one on the same lot, he opted for the lane way house. we asked him about it, apparently to get the licenses to build a lane way house is such a bitch!

IIRC the cost between building a 500sqft vs a 750sqft laneway house wasnt worth it to bulid the 500sqft. Dont think that has changed.

Correct, framing, insulation and drywall are relatively inexpensive per square foot and you'll only save a bit down sizing from 750-500 sqft, but mechanical systems are virtually identical 750-500 sqft and those costs are the killers in such a small structure.

Its pretty much the same process as if you were to get a building permit to build a new house. Its not hard at all and most architects will take care of the process anyways.

Doesn't seem to be worth it for most people. I'd imagine less than 10% of new houses have people taking advantage of this "cost absorption" of building this alongside their new home.
