If you've got $500K lying around you should buy 10 $500K condos with a $50K downpayment. If you've got friends convince them to do the same.

k no the idea is over the winter there are indeed deep cuts in many houses because of the lack of action in the market, there are no bad news or good news going on the market is simply stagnant over the Xmas month. If you wanna spend your 500K now is probably as good of a time as ever. As for new houses the presentation center has to stay running but they aren't seeing enough action, now is the time to haggle. At least get some tax incentives or even price cuts if you are in the right situation and right moment to do a purchase quickly.

As for your "investment" it depends if you want to make full use of your 500K towards something that "has the probability to run with inflation" or even "be ahead of the inflation of other commodities" .... if it's easy money and you want to just blow it on a 200K car it's cool but you will be losing a chunk of that in years later, whereas in a house you have good chance to retain that 200k, or even make a profit.

also at 400k down you should be able to easily get a mortgage covering your 1-1.5mil house given you have a good credit situation.
