I'm up for renewal Oct 2025 so I'd sure be happy to get below a 4% rate (from 5.37%) - seems like rates around 5% were happening before this change so that should be doable.

Bought our townhouse and locked into a 3 year term at 4.79% 45 days ago. Of course. But couldn't wait any longer though and had to close.

They used their 3-year posted rate on their website (5.79%) to blend with our much lower rate which sucked.

i saw the decrease is worth roughly $20/$100K
$1M mortgage that's $200/month.
I'm hoping i'll start seeing more inventory in the types of houses i'm looking for. pretty bleek right now.
should be listing mine in a couple weeks

I don't anticipate a rush to buy homes. Many people are still overleveraged and servicing high interest debt. Depending on what happens over the next few months, we might head into winter with more supply than demand.
