The mill rate is the actual tax rate used for property taxes ( https://vancouver.ca/home-property-d...sidential.aspx)
When cities say they are increasing taxes by X% they aren't actually saying the tax rate is changing but that they are increasing the amount of taxes collected. It's a really silly way of talking about taxes - it'd be like the federal govt announcing that the GST "rate" has increased by 10% because they collected 10% more in revenue even though the rate has stayed at 5%. Property tax "rates" naturally have to increase each year just based on inflation but after decades of passing the buck on infrastructure they're having to raise it a lot more now to get caught up (eg. Cities should be replacing roughly 1% of their sewers each year but many have been doing a lot less than that and now they're paying for it with big tax increases due to lack of maintenance).

I think its due to the lot behind selling for 15% below assessment causing the major drop, the houses beside my parents only dropped around 9%
maybe be assessment is based on minesweeper logic Quote:

Unless you are planning to sell this year ... not a big issue. And even then, as someone else mentioned, the future house's (that you're going to get) assessment is also lowered so it's a bit of a wash.

Don't forget, folks. Assessment price =/= market or selling price.

I will have my new assessment mailed to me as there's no public website. It went up 9% last year. Not sure about this year. At this phase, I don't even care. Quote:

We can debate the aesthetics both inside and out but for a very brief period of time Burnaby allowed these size of homes to be built in response to provincial legislation and the pricing on these actually demonstrate some sense of affordability as new detached houses in Burnaby have historically been over $3m (and usually much higher).
$1.7m for a new build detached house that's 2200sf with a legal suite still ain't cheap by any standard but for Burnaby this was an extinct form of housing for the last 20-30 years which the city has once again banned b/c people were freaking out about them.

Any electricians on here that might know the solution to my problem?
4 kitchen counter outlets, only 1 out of 2 plugs work and it alternates between the 4. 1st one the top plug works but not the bottom, next the bottom plug works and not the top and so on.
I've replaced the breaker, but still nadda.
Many thanks RS!

Turn off breakers > pull out receptacle > let hang in air > turn on breakers > use multimeter to check for 120v across it > if its a split receptacle, then you need to check upper / lower individually > depending what you find, further diagnostics will be needed
Youtube probably can guide you depending on how your house is wired

You checked the GFCI outlet isn't tripped? Kitchens with shared circuits often have 1 circuit be the top outlet and the second circuit the bottom outlet.

Brave man to be changing a breaker before pulling each receptacle out of the wall first for troubleshooting. If the house is hella old, it won't have gfci outlets. I agree with donk though gotta start pulling out the receptacles to troubleshoot.
