Well 3 years later we are moving back to Van in April/May, damn rental market is tight lol Even with my generous budget it's tough to find anything decent DT/North Van.

Come join our R cruises/meetups this summer! (If you can tear yourself away from the NSX!)

Find me a place to live and it's a deal lol

Downtown (Yaletown/Beach Ave/Kits) or North Van (Lonsdale/Lynn Valley)
1 bedroom+
850 sq ft +
Secure parking
Dogs permitted (two small gay purse dogs)
Max price roughly 3K/month

K thx bye

westopher 02-03-2016 11:14 AM

Dude why not just buy in my building at that price? My place is about 150 square feet less than that, but my mortgage is literally less than half of your max.
We can piss off the strata regularly working on our cars in the underground parking.

Gastown cost that much, places in The Woodwards building for two bedrooms are going for more than $3K per month.....you have to thank Air B & B for skyrocketing rent.....

I used True North for my mortgage. I didn't go to them initially, they just had the lowest rate at the time from Rate supermarket or rate hub.

They were a bit incompetent and I had to eventually talk to a supervisor. I knew I had to supply a lot of information, but the person was just asking me piecemeal instead of listing it out in one e-mail.

They are just a broker, so the mortgage was actually through ING (now Tangerine).

No issues going forward, I got a variable mortgage with prime -0.9% mortgage with 10% payment options per year so I'm happy. 3 years ago, the rate was 2.1%. I'm at 1.85% now.

Finally moving back to the "World Class Best Place on Earth" City?

For a 3K budget, a 1bed + den unfurnished is plenty... though paying over 2K feels like a ripoff. I guess it's the pet dogs that limit your availability.
I'm curious how you are going to find parking stalls?

Mr.Money 02-03-2016 06:40 PM

why not find a condo in burnaby in the 1.5k range?

Hondaracer 02-03-2016 06:42 PM

East van 2 bed room suites around renfrew from 1600 easy access to DT and north shore

Harvey Specter 02-04-2016 12:54 PM

So Realtor informed me today that I basically got a unit at the Arc, going tomorrow or Saturday to pick the floorplan.

dat_steve 02-04-2016 12:58 PM

sweet, congrats. i've always liked that side of downtown for living the most. close enough to walk to almost everything, and far enough from the granville drunktards and yaletown yups.

Mr.Money 02-04-2016 02:05 PM

does anyone have any problems with noise transfers in condos with the newer ones build in 2015???....i use like to watch movies on fridays with the home theater system on and im wonder if above or bottom would hear it???

yongliao 02-05-2016 10:38 AM

Bump~ Oh boy!! Price drop for real estate??? Like when? 2040?? when we will all have digital Homes with a push of a button?? Just joking, wouldn't that be nice if we can afford a home in Vancouver.

depends on the sound insulation. I believe hondaracer and another user posted it in this thread dozen or so pages back some time ago.

Concrete high-rises tend to be better for above and below as theres a slab of concrete, but wood-frame homes usually have poor sound insulation. Unless there's good sound insulation, you might get neighbours asking you to keep it down. I know this is common with having loud Base. You can usually hear the base vibrations and neighbours tend to get angry over it. Just turn down your subwoofers perhaps? Base usually travels through walls/floors easier. Friend lives in a wood-frame and he would always get complaints whenever we watch movies / listen to music with subwoofer on.

Harvey Specter 02-05-2016 05:17 PM

So 4 hours later and I got a unit at Arc. Thank god I was just getting a unit as an investment because the place was a zoo and poorly coordinated by the staff. The building was basically sold out by 3pm and only two bedrooms and higher priced 1 bedrooms remained.

Even if your building is concrete, don't count on the concrete preventing noise transfer. If your building has 9 feet high ceilings in the suites, chances are that the concrete between floors has to be thinner to accommodate the overall limit on the building's height. You may hear everything from toilets flushing to moving objects. The walls will not shake though, as is the case with wood-frame buildings.

This is my experience living in a concrete building that was built about 10 years ago.

SumAznGuy 02-05-2016 08:34 PM

I live in a 10 year old low rise with concrete between floors with the standard 8 ft ceilings.
We can hear the upstairs peeing and flushing the toilers.
When the lady walks around in her hard sole shoes, we can hear the clack clack clack sound on the laminate flooring.

Where is this place? I feel I've pissed my neighbours off enough, and need to piss off some new ones.

This is a good Globe and Mail article about how some realtors
Use "assignment clauses" in sales contracts to sell houses and make tax free gains as the middlemen:
