My buddy is 50/50 invested with another guy at Brentwood and they just listed at equivalent prices to what was selling 2 weeks ago... high floor, good floorplan... not even 1 person at the showing and no offers... it's not what it was a month ago that's for sure.

I'm surprised condos aren't moving but Brentwood sounds higher end. I would be surprised $500k units aren't moving quickly as it's those I'm too poor to ever buy a home's time to shine. Or investors to buy cash with helocs. :accepted:

Put it on eBay if you want a fucking auction. Otherwise, post a price and take the first person that meets that price. It should be that for everyone that values their fucking time at all, for both sides.
Gerbs to answer your question it was discussed last page or maybe 2 ago. If you list it and get offers that meet your ask and refuse to sell, you have to pay realtor commission regardless. That’s an expensive feeler post.

There are more factors to an offer than strictly price though. Subjects (or lack thereof) are an important consideration for a seller

A house that my mother in law was interested here in Vic (she never ended up putting in an offer) just failed to close due to financing subject. My MIL should have low balled, with a no financing subject

Great68 I totally agree with you there, it was more aimed at JDMdreams talking about how he's a craigslist timewaster with car sales.
It wouldn't be hard to make the stipulation, on the home side of things that once subjects are involved, the binding that receiving an asking price offer is out the window. They just need to take the games out of it. It's definitely a driving force in the market craziness.

@Gerbs, as stated by many, posting a lower asking price wastes people's time and emotions.

There will be dreamers that think they have an opportunity at owning a place like yours, but they never truly had a chance.
Most people cannot afford to go overbudget on a mortgage by 20%.

For them to even place a bid and second offer, communication goes from buyer > realtor 1 > realtor 2 > realtor 1 > buyer > realtor 1 > realtor 2 > realtor 1 > buyer... just to tell someone they cannot afford it.
Plus a realtor has to show his clients your place because it is technically within their price range, even though the realtor knows your property is beyond what they can afford.
Now they all wasted their time going to the showing.
If their realtor does NOT show them, the buyers will think the realtor is not doing their job and let a deal slip by them. It's a lose-lose situation for the dreamer-realtor team.

The buyer's realtor should let them know exactly what they are getting into, but the false chance of owning it is too good to pass up for the buyer.

I dealt with this garbage in before buying my townhome in early 2017.
TH I was looking at was posted for $410k, it was sold for $520k. I put in an offer for $500k, thinking that almost 25% above asking was good enough.

This low listing tactic is no different than leading a person on when dating.

That door opens out (which is the norm) - see the shower head? If the door opens inward it'll bash the shower head every time. Also need an easy way to turn on the shower while you're outside (so it has time to get hot).

My wife tried to reverse our door cause she didn't like that the door would drip on the floor and it took only day before she switched it back to being outward cause it was fooking stupid to open inward.

That would be so annoying, how do you even get your towel without getting the entire floor wet?

My mom's shower hinge swings both inside and outside. I guess it's double hinged, but I think you're right, most peoples hinges are only one way.

Little things like that really annoy me, especially when people have been in the business and are "experienced". There should be no reason to design a washroom like that.

The biggest thing I've learned while renovating my house is to assume every trade doesn't know shit all and make them explain to you what they're doing. It doesn't matter if they've been in the business for 10 years, if they've been doing it wrong for 10 years, that doesn't help you.

Mine goes both ways and it's possible to the shower head if I tried, I'm careful about it not to so it is possible at least it goes both ways.

I don't understand your hangup on the door. It's not like the showerhead is aimed at the entrance of the shower like a rocket. You're going to be getting the floor wet when you step out of any shower. That's why bathmats exist.
Edit: AHHHH I got it now. It blocks the towel rack. That is fuckin stupid. Now I'm more annoyed that it has a double sink, so you don't even have space to throw your towel on the counter.

Homeowners make irrational decisions all the time even when professionally advised against it and at the end of the day, when they're the ones paying for your services, unless they're asking you to do something sketchy/illegal, it's sometimes better to just roll your eyes (when they're not looking), STFU and do as you're told.

Just out of curiosity, what are your thoughts on rent-to-own properties? Basically a portion of your rent goes towards the purchase of a condo.

Shape properties is offering this as an incentive for those who can't afford a down payment.

Don't know enough about it to consider it tho...

I thought you were concerned that the shower door can't swing open to 90 degrees without hitting the toilet!

I guess the only solution to your issue is to tuck a towel into the shower door handle before taking a shower...

Never heard of this. Is Shape basically acting as a bank? I would assume that in the long run you'll end up paying a lot more than traditionally buying. You know the saying... "It's expensive to be poor"

You step out onto the bath mat, close the door, and grab your towel. Is that really a big deal? I have to stand on the mat to reach my towel too.

Also sometimes flaws are caused by the manufacturer, not the designer or installer. When we had the bathroom redone the door/wall that we picked for the shower isn't supposed to be installed in the orientation shown on the outside of the box. We managed to get it put in that way anyways, but it's pretty stupid when you can't use a product the way they show it in all their promo photos.

The thing with layouts is that sometimes you are forced to do things a certain way - there may be limitations you might not know about until you're well underway.

For example, here's my master bath (toilet is behind the door):

According to the architectural drawings, the shower was supposed to be behind the door, inline with the soaker tub.

But when the house was framed, that exterior wall is connected to a gable roof, so the window you see here is centered under the gable:

As a result, my general contractor (MIL's brother, who has been building houses for 20+ years) said that we can't fit the shower in its original spot because of the window. He refused to move the window over because it would not be centered under the gable and it would look really silly from the outside, and I agree. Therefore we ended up with the current layout. The towel rack near the tub is useful when you are getting out, but you have to go back in the tub to replace the towel. It's annoying, but there's nowhere else to put it...

On court ordered sales, the owners are allowed to sell the property before the Lender forecloses (aka redemption period) which is why there was an actual market value list price with open houses. Lenders like Capital Direct are 3rd tier lenders hence the 12.65% interest and the $100k mortgage is a heloc which these lenders are really more known for. Without speculating too much, I'll assume more likely than not the wife bought this TH as a presale (no sales history prior to 2022) and afterwards got married and added the husbands name on title hence tenants in common giving him only a small % of ownership to protect herself just in case, then defaulted on her payments which led to the foreclosure.

Rent to own is pretty rare these days but it still happens. Downside is the title doesn't change to the buyers name till the property is paid off or the seller can put a lien/charge against the property. Upside is if the value of the home drops significantly, the "renter" can literally walk away with no recourse assuming the title is still under the sellers name
