i've rented to a few international learning english and a couple doing masters programs, they all seemed like hard working folks with the hustle... only 1 was a slacker but still paid the rent, just didn't stay long term.

I think it depends, this was a 2 bedroom 2 bath condo. Single renter(uni student from China), parents paid in full. From what it sounds like your case was multiple single students looking to rent a house as a group, that could be a little more dicey/complicated.

Pretty normal these days especially with international students. Got a couple clients with UBC condo rented out to students and they fronted whole years worth.

Have a client with a condo rental in ironwood. Previous tenants were fantastic except the next door neighbor had a huge drinking problem. Loud drunk arguments and beat his gf/wife at random. Cops were there constantly. Scared our tenants to move out. Now the current tenant, single female, just moved in May 1 just gave notice tonight to move out

After enough phone calls to the police, he was finally evicted by the wife, (or so the police said).

If I can make a suggestion towards your client: and this is what I did after the police could not do anything: I talked to the wife when the guy was not home.
I told her that I was concerned for her life, and that she is the only one, that can get herself out of this bad position.
If you (she) needs help, come talk to me when the husband is out, if you need a witness, or any form of help, knock on my door, whatever. There's help centers, anonymous phone lines, options are there, only you (she) can improve your quality of life.

The police can't do ANYTHING, unless she steps up, and says something. The extra care from a few words might give her the confidence she needs, to speak up.
