Buying agent fined/suspended for putting seller on blast

According to a report from the regulator, Stretch had acted for the purchasers in a transaction and was disappointed with how the seller left the property.

Instead of taking it up directly with the seller or their agent, Stretch found an unusual forum to air his grievance.

“Following the transaction, Mr. Stretch posted pictures from the property and made a number of comments on a Facebook baby announcement post made by a member of the public who was unrelated to the property transaction,” the report said.

“This is how you left your house after we paid you maximum dollar for it. You should be embarrassed!” Stretch wrote, addressing the seller in someone else’s baby announcement.

Among the posts, a photo of a concrete floor with chalk writing that said “this Place is HAUNTD — by Roseabella the goste HOO,” alongside an angry comment from Stretch.

“To put this on the floor for the new owners to see is just how incredibly inconsiderate you are! I hope your new home is haunted and the devil follows you,” he said.

He included another photo of a scratch on the flooring.

“Really nice that [seller] damaged a house that people paid maximum value for !!! And now she hides . But I’m sure her new property has been cleaned very well. She even left food in the fridge… how low can you go?”

Unsurprisingly, real estate commissioner Jeffrey Reimer writes the outburst was upsetting to the person who posted the baby announcement.

Reimer says Stretch also sent an apology to the seller, who was “further upset by Mr. Stretch’s apology letter,” and Stretch was sanctioned by the Saskatchewan Realtors Association with a $2,500 fine.

Stretch told the commission he was “struggling with a number of medical issues related to his health for which he is currently undergoing treatment,” and that he believes the treatment contributed to his conduct.

This is the second time Stretch has been reprimanded by the commission.

In 2019 he faced a $1,000 fine for making “extremely inappropriate” comments to a fellow realtor after he brought a client to view a property and discovered the gas had been left on.

He sent a text to the seller’s realtor accusing them of almost killing him and his clients by leaving the gas stove on. Reimer says that after that realtor was unable to get in touch with stretch, she sent him a text saying “he should have the balls to answer his phone.”

“Mr. Stretch called Registrant A and, after some comments from her, Mr. Stretch responded by saying, “Go f*** yourself, you f***ing c***. I have the f***ing balls to answer my phone.”

Because the more recent incident happened in a public forum, on a post from a person not involved with the sale, Reimer says it’s a more serious breach of conduct.

Stretch received an order of reprimand from the commission and was ordered to pay a $3,000 fine. He has also had his real estate registration terminated for a period of three months.

I'm kinda with the realtor on this one. Seller seems to be trash.

Drove past this house today, it's in an awful location and I was curious so I looked it up... boy it's hideous. I'm shocked a new build home can be this bad.

It's really nice how 1/3 of the front door steps are stone and the rest are just plain wood, it's the most half assed thing ever:


Could they not have found a better way to conceal the security camera power lead? Or at least unplug it for the listing photo...


Cheapest looking RGB ceiling lighting (I can see the individual diodes) + random pink/blue strip in the wall?

At least slap a couple pieces of composite over those steps or something.

That is THE worst neighborhood in all of Coquitlam. Trains, surrounded by busy feeder routes and most importantly, the Gordon Ave encampment nearby.

Imagine paying $2mill for Pee Wee's playhouse only to have fenty Fred checking your yard every night for his all-you-can-steal buffet.

black powder coated metal steps i think is popular right now and IMO that's what should have been done.

the RGB lighting has nightclub/strip club vibes I don't know what they were thinking.

i'm not familiar with the area, and the link didn't state a price but the assessed value was like $1.4m, which is interesting. b/c some new TH's go for this much so I can see there'd be an appetite to consider a SFD over a TH for similar money.

No wonder the process is so slow for legitimate claims. You have dumbfuck landlords like this, wasting everyone's time.

Almost bought a place two weeks ago, did the house inspection and noped right out of there. "New" but poorly maintained with with the inspection noting of water/mold damage...

Anyways back to the hunt!



For those that used parents as "daycare services" and looked to buy a place. Did you guys:
1. Buy a place nearby parents
or
2. Buy a place that was convenient for you

Follow up questions, if the budget and criteria is the same for both places:
1. Buy a cheaper place that needs renovations
2. Buy a place that fits the budget and is ready to move in

If you buy a place near your parents in an area you aren’t crazy about, you’ll want to move elsewhere in the future, which might be challenging or a hassle if you don’t like living. You won’t need daycare services forever… I would pick convenience!

For your follow up question, are you gonna live there during renovations? That would be a huge hassle. If not, I’d choose the cheaper place and you can have a say in how the renovations go.

renos sounds 'doable' and simple enough, but if you aren't on the tools type and get it done, it's easier said than done. i'm an office construction guy and it was a no dawg from me when i had the option. one of my coworkers is a tools guys, does it all himself, and he'll be doing renos for the next 10-15 years bit by bit. i also couldn't carry a mortgage and a construction loan either. i just wanted a place i can move in to and didn't care it it was older, i don't need new shiny marble counter tops etc.

we chose a place based on convenience of public transit and i'll tell you my parents used public transit less than 10 times in 10 years. on top of that we ended up doing montesori so they learn social skills and stuff vs brain rot in front of a screen all day at my parents. things change, i figure choose a place that best fits your lifestyle (or perceived lifestyle) for the next 15-20 years.

You always pay a premium for move-in ready.

I would say buy something in-between - livable for a while, but with a plan for renovations over the next 10 years. As long as your major systems are serviceable or have been upgraded (HVAC - ducting or mini-split heating and cooling, electrical (e g. 150-200 A panel), and modern Pex or copper plumbing, newish roof or tile), you should be fine.

You want a place with a layout that doesn't need to change, or doesn't require knocking out walls, so you can renovate without too much pain.

I bought in the same neighbour as my parents bcos I've always lived in that neighbour, and I love being in the neighbourhood. The grandparents daycare thing was just a bonus and natural by-product of how things panned out.

But if I was forced to choose between (#1) buying a place that is close to my parents vs (#2) buying a place that is convenient for me, I'd probably lean towards #2 while still trying to achieve #1 as much as possible. In that sense, a 20 min drive (with light traffic) is probably getting close to my limits of sustainable travel time between my place and my parents. With a bit of traffic, that can easily balloon to 30+ min per trip, meaning you are losing an hour each day you bring the kiddo over to grannies'. And while you're doing that, you also gotta factor in your normal regular commute to and from work.

For the renovation question, I bought a place that was almost ready to move in. The reno still took more time than we had planned bcos that's how every reno (and contractors) play out. It was a huge PITA and we ended up moving back into my parents' place for something like 3 - 4 weeks. My parents were thrilled bcos they got to be with my kid every single day, and he was a cute little thing at the time. I didn't particularly liked it bcos I was just sleeping on the floor in the living room on my kid's children play mat.

Don't do what I did -- make sure you'd have a proper place to sleep in until all the renovations are done.

Fair enough! We're 30 mins walking distance from elementary and secondary schools, but for my parents they're within 5mins from daycare+pre-k/elementary and secondary schools (eastvan/victoriakingsway area).

During renos we'd be living at my parents

Unfortunately, I'm not a tools guy, but I'm a DIYoutuber. My dad, and uncle on the other hand are pretty good with the tools. My uncle can even say he built his house with his own hands hahah

We're simple! Ensuite in masters, no baseboard heating, 2 car garage(my want), mortgage helper (wife's wants). BUT also no bungalows!!!

I'm on the same boat! Lived in the area, loved it, but it is also changing with all low income housing coming up... and also 15-20 mins is the most time I'm willing to put in to travel from my place to my parents place. My work is also in 4 days a week, and I can see it going 5 days a week so I'm planning for that as well. The wife's a nurse so on her off days she can look after the kiddo/drop off the kiddo at school near my parents when she's off if that's the route we do decide to take on.

My room/bed is still at my parent's so I have that part covered bwhahah.

I would say pick what you want, and being close to your/her parents would be a bonus.

I'd almost say don't be too close.

We picked based on which highschool catchment we wanted but at the end of the day market dictated where we ended up buying.

In terms of parents. I bought expecting my parents to move into the basement eventually(6-10 years away), but they moved in a year after we moved. Renos took 6 months and we lived at my parents'.

Parents downstairs in our basement is honestly too close. A block away with the inlaws was also too close. But we are in Fraserview now and inlaws at in Edmonds, and that's a little too far.

Wife wanted to buy in Queensborough or Burke Mountain. Thank god I had the foresight to say no.

I loved growing up near Steveston, but I hated being there as I got older... nothing is more of a buzzkill for me than knowing no matter where you want to go or need to be you've got an extra 15 minutes of zig-zagging across Richmond to do before you actually get anywhere. I moved to the other corner by the highways instead for all my adult life until I left to Calgary.

That said, I didn't have kids. My sister has 2 kids though and she is like a 10 minute walk from my parents and its been a godsend for her. I don't think it would have even been possible for her if she lived any farther away from them with all the random shit that came up.

Live close to the grandparents so you can commit elderly abuse on the regular. Then when they die, move somewhere else.

We picked based on which highschool catchment we wanted but at the end of the day market dictated where we ended up buying.

Parents downstairs in our basement is honestly too close. A block away with the inlaws was also too close. But we are in Fraserview now and inlaws at in Edmonds, and that's a little too far.

Wife wanted to buy in Queensborough or Burke Mountain. Thank god I had the foresight to say no.

I grew up living underneath my grandparents place, and we moved to the next street/block over when I turned 4~ which is probably why I have this idea engraved in me..

My parents also had the opportunity to sell, but my mom didnt want to because she loved how convenient the area was. I don't see them wanting to move in with me at all LOL.

I also feel like I'm stuck here since all of my family is here (100 relatives/cousins/extended etc etc) so yeah

Insane to think most of our parents moved 1000 miles away leaving their grandparents back in the old country and raising us on our own, but here you guys are contemplating moving closer to get free babysitting.
