Can anyone ball park an estimate of how much this would cost?

A guess would be about 500-700k to do that to the house, all top of the line and I'm sure the windows are self tinting as well since you don't see blinds.

I don't think it would cost 400k. Granted I don't know anything about construction, but I was always told purchasing land was more expensive than building a house, and that is from scratch, not remodeling.

A Vancouver special built on a very expensive lot, a Vancouver Mansion built on an average lot, a Valley Mansion built on acreage, a New School Vancouver Special built on a decent Burnaby lot... all very different build cost to land value relationships. Quote:

I thought I recognized that place. Top of Albert Street on the edge of the Burnaby Heights. Very nice place. Land wouldn't've been cheap, but they could probably sell for quite a nice amount.

so after reading the article, what they essentially did to the 'delta residence'
added an entire new top floor to the house, re-did practically everything for the lower 2 floors.
In essence, what's left of the original house may be the framing of the first 2 floors. Technically it is a renovation, but not in our normal usage of the term

i thought to build your average house in the Vancouver proper is 300-400k...i'm surprised most of you are saying it's closer to 1M..

You're right that it does make a very significant difference in price to keep it a reno versus a new build.

Oh yeah, so that house is selling for $2mil. Might get it, might not.
There's a house right next to me. Tore it down, built a new concrete wall (took out the neighbor on the other side's sidewalk, just gravel now "we'll fix it later", took out mom's sidewalk foundation--gonna have to get redone). Asking 1.8mil initially. Now asking 1.68. Sign's been up for a few months.
They say it's a buyer's market, they might be right. Even on a place like Capitol hill.

So there is a link to the design group that renovated the second house there (yew residence). I'm curious to know what the fees are for "spec home designers" vs "registered architects". Any know the general idea?
I'm looking at you, MindBomber or possibly Grid/Dino.
Is there anyone else that works in this industry?

They definitely gutted those renos down to the bones.
My dream home would be a Vancouver special gutted from the inside out with very little done to the outside, but all high quality on the inside.

I'm not a 100% sure but I heard it's almost the same cost to have cedar walls on the exterior vs having regular stucco now.
Back in the day, stucco would've been cheaper but I think with the new building code, they have to add a layer of something. That costs pushed stucco the same costs to cedar sidings.
And the cedar sidings does make the house look a lot nicer.
