The fuck is this.
To be fair, when I was a renter, I wanted to own a pet but now that I live in my own condo, I don't want one. I pet sitted a small dog for a week and it made the house smell like dog for a good two week after. Also the sound of paw nails hitting hardwood floor :S.
I think a pet premium AND a deposit would be a fair middle ground if landlords aren't able to deny pets.

When i used to rent... i snuck in my cat. Got busted on 2nd day at the one rental and the landlord said 'dont worry about it, keep her'....but never got my dmg deposit back which i was willing to give up.
2nd place - landlord never even knew about my cat for 6yrs even after i moved out.
but yah, i'm really fighting a decision to get a dog now that I have my own house...and i know people with dogs/cats - it stinks... .stink stink stink. my cat puked on the carpets, scratched up the drywall, etc... at one of my places that I rented. I don't have a rental anymore BUT i'm looking to buy an investment property to rent out and this would not work for me.

The pet damage deposit and the security/damage deposit each are to not exceed half the months rent in the current form for tenancy. What sort of premium are you thinking of? A full months rent?

Even as a pet owner, I think this is unreasonable. However my dog is allowed anywhere in the house, sheds like crazy, doesn't stink (you don't even need to bathe him very often) and does less damage to the place than I do. Pets only ruin places that their owners are already incapable of taking care of.
Regardless, in a market like vancouver, when there are 30 people applying for the same place, its pretty easy to not allow pets even if you are legally bound to allow them. It just narrows your pick down to 20.

I love animals, but as a strata I think it is completely reasonable to have the ability to make rules. Irresponsible owners can ruin it for everyone.

I don't understand. The petition is to prevent people from saying "no pets" on their listings, but apparently I am free to still turn the person down when I meet them. So I just need to waste your time and mine meeting you when I am not going to change my mind about exposing my place to additional wear and tear for literally no premium other than a small extra deposit I have to give back?

1/2 months rent as damage deposit cannot cover much. Change your carpet for under $500? no.... as both a pet owner and homeowner, I wouldn't want to rent out my home to other pet owners. It's too easy for the tenant to give up their deposit and just pack up and leave after their pet damages your property, then the homeowner gets screwed in cost of repairs.

Wasn't there someone a few months ago talking about someone in their building who has a dog and leaves their dog shit/piss in the elevator?
Are the landlords able to make up a separate contract saying ALL damages occurred while living there will be paid for by the tenant as they happen or upon moving out. Let them know legal action will take place? A long time ago I had a girlfriend and her roommate had a few cats and even though there was a litter box the fuckers would go behind the couch and piss all over the walls and carpet. The place smelled beyond horrible... He was eventually evicted because of it and the landlords were stuck with the bill.

I say on. Is my unit I get to decide who gets to rent it. What's next? Force landlord to replace all appliance for new ones? Force them to allow tenants to have their over and live with them if they want to?
Does Galan even know how expensive it is for a landlord to clean up after pet owners? I will be ok if they pay 10k deposit and it only gets refunded once all the damage the pet cause to the place is fix and that includes getting rib of the smell.
I love dogs but I would never rent to a tenant with pets. Is just too messy to deal with and you never know if they are responsibility pet owner.

I don't think it's right to force a landlord to accept anything. But when vacancy is at 1% and 90% of that 1% won't let you have a cat, things are fucked. Everybody wanna be a bodybuilder but nobody wanna lift no heavy ass weights

| Landlords already can, and will do this. In fact I've heard many will make exceptions even if they state "no pets" in the postings for some prospective tenants, but they still always have the right to say no.
So really they proponents in this article are really just spewing BS to make it sounds less harsh so they can gain more public support, and what they really want is Ontario levels of protection for tenants with pets.
If we had Ontario tenancy laws here it would be illegal for Lowside67 and Kr4l to evict tenants for pets.
I'm neither a renter (anymore) or a Landlord (have no desire to ever become one) so I have no stake in the game but personally, I side with property owners. I'm sick of hearing these people whining about being treated as "second class citizens". Get fucking over yourselves, owning a pet is not a human right and I think a person's property rights should rank higher in the pecking order than someone's choice to have pets.
Edit: The better solution to this problem would be to provide incentive for Landlords to be more open to pets.
What are Landlords' main concerns?
- It can be hard to evict problem tenants/pet owners
So amend the tenancy act to make this easier somehow
- Pet/Damage deposits hardly cover the actual damage costs
Raise the limits on pet deposits to a more reasonable number. Come up with some sort of better calculation than basing it on a month's rent. Maybe it needs to be based on property value instead (just ideas)
Another idea is to provide financial incentives for landlords to allow pets. Perhaps provide them with a tax break on their claimed rental income if they allow pets...

My mom is allergic to pets (Mostly due to their fur) so if the tenant lies and say they have no pet but show up with pets they ain't moving in.

Make the pet deposit 3 x rent and I think it would be more reasonable to bring a pet into the equation.
I have a dog, the fucking asshole chewed my walls and ripped up some of my carpet because he thought it was funny. It's my house, my walls my carpet and my problem.
Is a renter going to fork out the money to fix these issues if their dog does the same?

I have 2 dogs and they chewed the shit out of the mouldings in my house. When we lived in a townhouse, she kept pissing in the carpet and we had to dig up the carpet and fix the flooring underneath it.

I have cats, and I have loads of family and friends with dogs and cats and all kinds of animals and I wouldn't rent to somebody with pets. A damage deposit doesn't even come close to the damage they can cause and the first thing I learned when I started taking my in-laws dogs for walks is how many people are terrible pet owners. Quote:

| How much free time do they think people have? Do they expect landlords to be spending time with peoples pets to see how well behaved they are or something? I mean you can remove the policy all you want, but if the landlord doesn't want pets in there then they aren't going to accept anyone who has one.

Yeah, no thanks | We have a pair of bengals and get their raw food through the breeder. During one pick up I mentioned we might need to use her cat boarding service as we were having some flood repair done. Her response, 'the cats didn't do it, did they?'
In our case no, but the breeder had another client whose bengals managed to cause the upstairs bathroom to flood while they were at work.
Don't think a half months rent damage deposit would make dent in the repair bill.
