Strata mayhem / 617,950$ in fines So after picking up my dump condo in mt pleasant, there have been a few strata minute letters about this and that. The last one i got, was about a court case, of strata VS the "landlords" we will call them for this thread sake. The "landlords" is a family group that own 15 units i believe in my building, and rent them out. Here is where the fun starts, my strata does not allow short term rentals, pretty much airbnb / under 1 month. The "landlords" recently lost a court case of renting out 15 units as short term rentals, and can no longer rent them out as short term rentals, or face serious further legal action if they continue to do so. Since that court case had clause b. c. d. and so on, strata is now coming after the "landlords" for all the unpaid fines associated. There are 3 pages of fines split per single owner / LLC / etc. Not packaged for the 15 units. Heres some examples, all associated with move in / out fees, notice of new tenants, occupancy information A motion to fine the owner of unit xxx $200 for each of 30 occupancies for which written notice of a move out fee..... A motion to fine the owners of 5 units $200 for each of 114 occupancies for which written notice of a move into the strata lot...... Did the math, theres 617,950$ over 20 infractions :derp: Now if my math is right, they sell 1 of their 15 units, and call it a day Kappa |

I'm curious how they set up ownership? You mentioned LLC, is the "landlord" an LLC? Math doesnt seem all there but I think you just shared an example with us? I do find the move-in/move-out fee kinda bullshit, that fee is strictly in place to prevent any damage from moving things like furniture in/out of a building. Kinda bullshit when a unit is fully furnished since no "moving" is taking place. |

They just own the properties under a holdings company. Frankly, fuck these people. I went to one strata AGM at my old building and there was a family I was sitting next to in the back that obviously owned 4 units (as you get a vote per unit or whatever) and clearly purely for investment These fucks shot down every single vote for any sort of increase in fees or insurance whether it was for the greater good or not. By the end I was ready to punch the guy in the head |

could be worse, said owners could be majority, sit on the council, and hire buddies with all sorts of kickbacks and siphoning strata $ out for personal gain. heard those stories before too. |
