Looks like a dumb book. The reason why its accurate and what can be said can be a general rule to both genders is because all the points it carries are all borne out of common sense.
Albeit, it's just worded in a way that it sounds like a pseudo-gandhi-enlightenment proverbs.

People can have checklists of their ideal mate but depending on the person in question, sometimes shortcomings can be overcome and the checklist is pointless.
Case in Point:
* Usually men wouldn't want to marry a girl with a child. But ask how many members here wouldn't marry Leah Dizon if they had a chance to lock that down.
* Usually women ideally wouldn't want to marry a man with criminal past. But not everyone stays the same. Some people do legitimately change and evolve to good people. What then?
This is why checklists don't work and this book is nothing more than a money grab.

^ Yeah, but I also know chicks who marry guys who beat and freeload off them.
Bottom line, you say the checklist is common sense, but if that is the case, quite a few ppl severely lack it. 
imo the truly sad part is that the people who DON'T have the common sense are least likely to read/follow said advice.

Some women can't leave abusive relationships when they think they will not be able to find another suitor in place.
That being said, common sense is already in place, but if you're not going to listen to one's own common sense, you're not really going to listen to a dumb book unless your mitigating factor has been resolved.
I'm responding to this thread because I want to caution people of money grabs. There's a lot of them out there.
