: Tenancy questions

I have a room for rent in my townhouse and of course the kitchen is shared.

Now, under the BC Tenancy Rental Act, any dewelling where either the bathroom or kitchen is shared with the owner. Then, the act does not apply.

So, my questions is what act or provision of the act does apply because I'm sure alot of owners do rent out a room or two.

I want the protection of myself and my tenant.

It means you can discriminate against tenants in ways you wouldn't be legally able to in a separate occupancy and you have greater powers of eviction. This is for your own personal safety and protection and in acknowledgement of the need for you to generally 'get along'.

Essentially the tenancy board considers it a 'roomate' situation.
