Hypothetical question...

Say you had about 300-400sqft of retail space on East Hastings. What would you do with the space? Obviously you wouldn't want to do anything that requires you to interact with the typical East Hastings residents so this rules out convenience store/cafe/restaurant/etc.

Any ideas? Trying to think outside the box here.
