: hire somebody without business lic as caretaker

say i am renting my place, and want to hire somebody as caretaker of this place. i will pay this person 3k a year to deal with insurance/rent/and other odd jobs.

does this person needs to have a business lic./ and or gst number ?

also i will be writing off this (as expense) when i show rental income.

why don't you just hire a property management company

also, don't pay fixed rate (no incentive), pay them fixed percentage of rental (7-10% of rent is norm)

if the guy is doing it as a sole proprietorship, then no business licence, but if he's charging tax for his services, then of course he'd need a HST number (if income less than $30K, no HST number required, and doesn't need to charge HST)

but again, go with professionals who have connections with maintenance ppl, etc. - it will save you headaches and money vs. a monkey who does it

If you go with a prop. man. company you will be paying a lot more than you want to. 3000/year is not worth it for them.

I literally do this now. PM me if you want more info.
