And, no, this isn't going to even begin to compete with the outlet stores down south. It'll probably be "cheaper" than the local retail stores, but nowhere near what you can find in Washington or Oregon.

The pricing won't be on par with Seattle because the brand selection will be completely different. This will be the first McArthurGlen (who are based out of the UK) outlet in North America, and they are viewed as a lot better quality than Premium Outlets which is catered to mid-market consumers.
I personally can never find anything good at Seattle Premium Outlets, so I pretty much stopped going there.
The McArthurGlen outlets will still have mid-level brands like Nike, Adidas, Tommy, etc., but also brands like Lacoste, Ted Baker, SuperDry, etc. Yes it won't be as cheap as the States, but it will be cheaper than buying regular price, plus the time I save not having to cross the border and drive down is worth it.
And if open air works in the UK, it can work in Vancouver, it's not like we aren't used to walking in the rain with an umbrella.

I thought it was like the Venetian Hotel in Vegas, with the painted sky on the ceiling.
I guess I just assumed that initially, cause the sky in the concept render looks fake.

The obvious target audience is the rich Mainland Chinese folks. With the outlet located on Sea Island, it'll be a short convenient ride / drive for them as well since a good bulk of that population already lives in Richmond (especially around the main Chinese enclave). Once the outlet becomes operational, I would be rather surprised if there isn't some sort of shuttle service set up to pick up customers from Richmond Center, Aberdeen, etc. and take them to the outlet.
With the exchange rate going into the dumps, I think that'll keep the Sea Island outlet at least somewhat competitive. Furthermore, don't forget that those with Mainland Chinese passports are required to get a US visa to head down to the States, and not all of them are able to obtain that.

I'm more curious about how the giant mall in Tsawwassen Mills will do....its suppose to be larger than Metropolis with a bunch of large anchors and smaller retailers. More accessible price range wise for the average working class as compared to his outlet in YVR.

There's a ton of development in the area and with the new Hwy 17, it should be pretty accessible to people coming from all over.
That said, Morgan Crossing is closer for folks on the WR wide of Boundary Bay. If anything it'll serve the ferry traffic, but with fares the way they are I'm not sure how well the mall will be served :whistle:
Having been to CrossIron Mills (a mall that it's supposedly modeled after), I don't see why people in Vancouver and the immediate adjacent suburbs would go aside from "checking it out". I personally don't hunt/fish so the Big Bass is no use to me lol

If the Massey Tunnel replacement bridge is tolled, this place is not going to get any traffic coming in from Richmond at all. The population from Tsawwassen, Ladner, and Delta alone is too small to support something that large.

I think a significant portion of the customer base for this mall will be traveler, from Mainland china, and other foreign developing countries where there is a lot of new money.
There will be a lot of advertisement in the airport for these people to come shop at this outlet between connections.
It wouldn't shock me if a large portion of the stores at this mall offer duty free shopping for people with valid international boarding pass. (ie. they will deliver the goods you purchase to the boarding gate before you departure)

I frequent the premium outlet in Chicago, and they have georgio Armani and ferragamo among a few other higher end retailers,and they do quite well.... And I've personally scored some great deals at these stores.
As for the Richmond outlet... Even the rich fobs likes getting deals

Was on a plane landing and the traffic had started before Arthur Laing bridge @11:15AM.
Traffic is going to be bad in that area. There is only 1 lane going in from Templeton Station Road and also through the back of the Outlet on Grauer Road.

me and the wife when, traffic is standard for a soft opening, we didn't not see any good deals for now... But the place reminded me of Vegas for some reason. Looks nice.
This will be a win win situation for me and the woman as she hates boating and I hate shopping. But it's a one stop shop for both of us!!!

I always go in the states and I scored some wicked deals last weekend, $37.50 for a light spring fully waterproof columbia jacket. $70 for a pair of jordans. $45 for a columbia vest. $15 for under armour shorts. Ya this is the states but those are some of the great deals you can get and hopefully they will have the same up here.

A lot of it is shit they don't even sell in stores. Cheap shirts with a Burberry logo, rather than an actual Burberry shirt for instance.

had to work today at templeton to change out a couple money containers in the ticket vending machines. holy cluster fuck. coming in from arthur liang bridge and if you weren't in the right lane to turn right into templeton at the end of the bridge, it was GG.
so many rcmp directing traffic. you can see the whole line of cars lining up to go into the parkade, which had a sign that stated it was FULL. we drove to sea island and the OVERFLOW parkade was full. had to park in sea island to skytrain INTO templeton to do the machines.
best question i had there was, "what are these machines for? do i need to buy a ticket to go into the outlet mall? how come its $7.75?"
needless to say, this is opening day and they had 70% off sale, so i think it will die down by after next week.

same here, i drove down to take a nice walk at iona today not knowing it was the outlet grand opening. Ended up not going because of all the congestion in the area and got stuck in traffic for 2 hrs instead:rukidding:

I mean, think about the recipe: a luxury outlet mall located in what is essentially China away from China, pretty much strategically located in the area where it is so that all the Chinese folks who would typically raid Seattle Premium Outlets and turn it into an outdoor Richmond Centre, no longer have to drive 1.5hrs to buy luxury goods, and simply need to take a stroll in their backyard for their Prada Burberry Gucci stuff?
I'm calling it right now, it's going to be a cigarette butt wasteland and someone is going to throw a cigarette butt into one of the decorative trees or bushes in the outlet and cause the entire thing to burn down.

As always, I'd much rather not deal with the lines and pay full price for whatever I buy. Especially when I am buying something high end, usually its going to be a luxury item, there is no reason why I would inconvenience myself and anger myself to get a deal on something like that. You can either afford it or not. If you have to hunt for deals and shit on $150 shirts, then chances are you should be shopping at winners for the time being until you can afford to blow money on this sort of stuff.
Also it's interesting you point out the fire problem. It's half the other reason I hate this project. As someone who works on a lot of fire protection systems all over the country, I was choked this is an outdoor mall, cause there is hardly any sprinklers... :lawl:

is vancouver that bad now? I left van 3 years ago (moved to shanghai china lol) and it's actually not that bad here in shanghai, pretty clean in fact. Aside from the dusty streets and occasional bad smog, it's actually pretty tidy. Heading back to van in aug for a few weeks to check it out, see how my countrymen has ruined my hometown haha.

The long term jobs are all minimum wage but there were 100's of tradesmen working on the project for a couple years who aren't minimum wage.
Personally I think it's a terrible location for an outlet mall and I'll never go there but what the fuck do I know.

Nope. Musqueam has a reserve on Sea Island, but it's not close to where the outlet mall is. Looks like the Chinese still need to make friends with the Squamish if they want to score tax-free deals at Park Royal.

I work at the Canada Post at the end of Ferguson Road... my coworkers were complaining about the crazy amount of traffic yesterday, I don't have to come in until Tuesday but I am already not looking forward to it. Why the mall's designers didn't have the foresight to add more lanes to that tiny access road is beyond me, considering all the "time-sensitive" companies and their accompanying 18-wheelers that work on Ferguson (UPS, Kenan jet fuels, Canada Post, etc.)...

You're right on the dates looking back it was tendered August of 2013 and started sometime after that for some reason it seemed longer then that. It was an expensive design, none of the buildings were typical, it was a difficult take-off as well. We didn't end up with the project at the end of the day, the GC was actually from Europe which is just weird I don't know how they can compete with the local guys we didn't even bid them.
Shit money in town is relative, I'm guessing your buddies weren't doing construction for minimum wage in town.

I don't see the point of outlet in YVR unless they are somehow able to compete with Seattle Outlet price-wise and also the variety of brands.
But again, I don't shop at outlet anymore. It used to be that you could get premium brand's quality/design for cheap. Now they just make crappy design and shitty materials with the brand tag throw on top.
I just wait for major retailers to go on sale. They are usually cheaper than outlet and I get the real deal.

The shoppers themselves, the police, travelers trying to get to YVR on time, the workers and courier companies nearby, the air quality from all that extra idling, etc. In this case, YVR is a prime beneficiary of the outlet mall, as is the mall owners. However, a lot of other people are paying for those intangible costs.

YVR is pretty nimble, so I'm sure they'll work out the logistics quickly, or just wait until the crowds come to a simmer.

You can't realistically expect everyone to be equipped with all the information they need. For example, how is a foreign traveller supposed to know that it was Grand Opening day yesterday at this outlet mall? Say he is a US traveler, and has budgeted the standard 2 hrs prior for his flight. The traffic jam held him back for a solid 30 min. Then he runs into a little delay / longer line up at border security, and boom, he missed his flight.
Over time, I'm sure things will work out a lot better. And as the glamour of the brand spanking new outlet mall fades, I doubt we'll be seeing the same traffic volume trying to squeeze into that same plot of land at the same time (edit: Oh wait... it'll be traffic chaos all over again during Black Friday and Boxing Day sale...). Still, it remains to be seen what the on-going traffic and customer volume would be like. With its proximity to the airport, I seriously hope it wouldn't result in any traveler delays.

As part of the YVR's contract with Premium Outlets, the prices were agreed to match the prices at the Seattle Premium Outlets. I'm not sure if that will happen. The YVR Outlet is also supposed to look nicer as well as they are using an European developer.

I thought the big draw of this new outlet is accessibility; it's only 2 stations away so travelers can visit this during a layover.
Also, are foreigners (Chinese passport for ex.) able to cross US border easily? Saves on visa costs/paper work/travel time/lack of fluency in English so even if the merchandise here is priced a bit more than Seattle/Tulalip, you bet they'd rather go here than get hassled by the CBSA for not declaring a high-end handbag

The mall was strategically built where it stands.
It has Canada Line access, YVR makes money off unused land, and there really wasn't any other purpose for the land. You can only build so tall with the airplanes landing, and housing is out of the question because of airplane noise.
Do they need to up the road infrastructure? Ofcourse, but YVR probably figures after afew weeks (or summer) traffic will eventually balance out and they can live with what is there.
I can imagine though that UPS will complain as time passes by, as their HQ is near Iona past the outlet mall.

Skytrain there is absolute flawless. I agree on that.
Traffic is actually not that bad on the Arthur Liang bridge. Just stay on the left lane. Richmond to YVR though... that was insane.
Also there is a back road that goes to the outlet. But most are not familiar with the roads.

I went there to check it out on opening night last night, it wasn't as busy in the evenings... still huge lineups to drive in for some reason even though there was tonnes of parking open and RCMP still there directing traffic.
I rode my motorcycle so I could just buzz in, take a quick look and buzz out... stores are all of the who cares variety... lots of peeps in the Nike store at 8pm hoping to score rare Jordan's. Yah, those are still going to be there at that point... idiots. Some cool food options and food trucks there... and a nice playground for kids on the north side. A lot of stores aren't open (Phase 2 I guess).
Then, when I left, nobody could figure out that the righthand lane also allows you to turn left, so they were all bottlenecked in the left despite the giant 3 way pointing arrows in the right lane. Then I turned the corner and while beside a brand new white Range Rover, it threw its signal on and changed lanes on top of me. Richmond. Gave his mirror a bit of a love-tap with the carbon knuckle part of my glove on the way by -- no damage, just a little how's your father.

Apparently in China, Coach is equivalent to Prada or Fendi in terms of reputation. The same Coach purse that sells for $200 in Seattle goes for $800 in Shanghai.
It's like that with many things. Canadian Club which is our basic rye is considered a premium whiskey in Asia. It's up there with the Johnny Blue Label.

It's very hard to say that the things we spend money on is things we don't need. What I don't need, in my opinion, is not going to be the same as what other people need. What makes me happy, in my opinion, is not going to be the same as what makes other people happy.
Some people find stress relief in shopping, Lord knows how, but the "thrill of the hunt" is what spurs them on. We all know how happy girls are when they stand in line for an Aritzia warehouse sale, though we can never understand why. We just see a long line. At the same time, girls are boggled as to why I have three snowboards and four skateboards. My rational will be as confusing to others as their rational is to you and me.
Another thing, when you have disposable income, you WANT to dispose of it. It's a reward mechanism for the work you put in. Some do it in other forms besides shopping. Foodies, for example, blow all that money on expensive restaurants or eating out every day. Car guys spend it on bucket seats or a new suspension. Travellers go to Asia or Europe (or both) every year. You either blow $2000 in one shot on plane tickets and accommodations or you blow $2000 throughout the year buying clothes. It doesn't matter, as long as you feel the reward in your hands and say to yourself, "I earned it."

You make a great point, and for things that make u happy, I totally agree, but I wonder what the marginal value is of most of this stuff to ppl is.
For me, it's different, maybe I'm old and mature, maybe it's bc I have lived all over the place, but it's experiences I spend my money on (to your point, food and travel - thankfully mostly through my work)... But still, these ppl at yvr, it's just odd to me.

i just don't get it. the idea of going to this place and fighting with these crowds for 'stuff' that you don't need blows my mind.
I'm pretty big into fashion but I'm also pretty thrifty into it (apprentice wages ftw)
The key idea when it comes to fashion is that you need to determine how many times you are going to wear said items and how much its gonna cost.
So if you buy a shirt for 10 dollars and you wear it 10 times it becuase a 1 dollar per use item!
So the key is if your gonna buy something make sure you do some math and you wear it a shitload.
Using this method has prevented me from shopping at fast fashion (h and m and such) and now my wardrobe is quite a bit smaller and I have higher quality clothing.

i'm really confused by western (& now chinese) shopping culture.
do people really need this much stuff? how many clothes does one need to need to go shopping every week? two weeks? etc.
i bet most people can go to their wardrobe and grab half their clothes that have not been worn in 12-18 months, which means they're probably not needed and should be recycled (niche items, i can understand, ski jackets / pants, etc.)

I have enough T-shirts, underwear and socks to last me for 10 days. That's it lol. I do laundry every week so I don't need more than 10 Tees. Only 2 pair of jeans and 3 pair of shorts. Used to spend a ton of clothing then realize I wasted too much money. If only ppl realize how much money they could save by not shopping......

They haven't been exposed to what's normally accepted in everyday society, only what they see on TV/media or what their like minded friends tell them is current. As part of the YVR's contract with Premium Outlets, the prices were agreed to match the prices at the Seattle Premium Outlets. I'm not sure if that will happen. The YVR Outlet is also supposed to look nicer as well as they are using an European developer.

While I agree with you to an extent, whens the last time a few hundred of us showed up to buy a car there were a large amount of and tackled and trampled each other to get one. It would be like every member showed up when there was a deal at the scion dealership and fucked each other up to get the best deal on an FR-S.

if there was 70% off brand name car parts at a massive warehouse grand opening and it was widely advertised, i think that might just happen. Not to the extent of delayed flights but I can't say with confidence it will be 100% civil.
sure some people spend a fair bit on designer apparel but are the people on here who post pics of their stable of cars and a bike on their parent's driveway in any position to judge?

so 70% off of last generation video cards/cpu's? ....maybe, i can see that yeah, every boxing day/black friday ncix/bb is packed, but then again that's only twice a year

Most likely I won't go there. There are better deals online (even cheaper if you have friends or relatives in China or HK and just have them ship you the goods you purchse through online store in that region).
If I need to buy something local is something I need now so I usually just go to a regular mall go in and out. No need to fight the crowd. I hate shopping or going to the malls on weekends. Too many people just standing around blocking your way. There is hardly any place to sit.

I hate window shopping at malls especially when the party or significant other that I'm going with doesn't know what they/she wants. My lower back isn't the best and just standing or walking around destroys it. On top of that, I think malls are mentally exhausting and draining at the same time due to the amount of people and such it gets real boring. The only time I go to the mall is when I know what I'm looking for and I know where to get it. Luckily my S.O. knows I'm serious about this

they have so many of these in the uk its crazy, some of the big ones are huge, but the one thing that stood out for me is their version of a rest area on the highway....it's like going to a mall, mind you a small mall but still a mall built around the loo. Shit and Shop is what my cousin there said they called it :lawl:
