Does anyone have any recommendations for a reputable custom home builder in richmond? we are thinking of potentially building a new house and we got a 6000 sq/ft lot. So thats roughly a 3000 sq/ft home.

Not really sure what the going rate is per sq/ft for a new custom home (i know i know depends on finishings) but does anyone know what is roughly the rate from low to high?

Nah man some don't even wanna come to Richmond. I wanted to use wallmark homes but they don't come to Richmond for some reason. I guess the terrain is too difficult to ensure proper quality (just a guess) but a lot of good builders won't do Richmond.

A lot of builders will not work in Richmond due to the lengthy and arduous process at city hall to obtain permits. The city is back logged with building permits from builders due to the hot market and demand in Richmond, and a lot of red tape is involved. Unless you understand their process and know the right people, you can be waiting an eternity to build a home of any kind.

badhobz is right in asking specifically for one who specializes in Richmond (or is based in Richmond.) I only know of this because a relative of mine was asked to put his home up for sale and for the builders to build him a new one on the same lot as part of the deal.

I'll have to ask my uncle is they are still around. He's still getting offers from what I have been told a few months ago.

I'm a partner at a residential design services firm, previously I was with a global 100 architecture firm. Currently have a few projects under construction all over the GVRD. I do have a lot of familiarity with Richmond homes and local building code. Not particularly true unless you're comparing with further out places like POCO or Surrey.

Richmond takes 8-10 weeks for full permit release. I can apply at City Hall any time of the day in about 30 minutes. Any issues can be resolved in a week.

To compare with Vancouver which takes 8 months and I show up at 8am, line up outside and lose the entire day waiting. Not to mention the fact that Vancouver is the only jurisdiction in North America with its own building code.

I would guess about $300-350sq ft min to sky is the limit depending on building flat on ground, Quality of wood 2x4 or 2x6 construction, Chip board or plywood etc....

Build it yourself. Friend of mine had no idea about building a house a few years and now he's on his 6th project. Not as a hard as it sounds but it is time consuming.

Of course...the guys he used r taking their sweet time lol

Where the house goes doesn't really matter. It's dependent on materials and how custom you want to go.. obviously British properties would be more exquisite due to people wanting to keep up with the Jones' but 300-350/ft isn't crazy by any strech for a custom home no matter where the land is.

I have a friend who builds high end homes in the 5-600/ft range.

Nice 3000 sq ft home I'd probably budget 900k with a +/- 15% buffer in mind.

Someone built a East side home on a 45 x110 lot. Friend paid bout 180 to 190 per foot.
I had some quotes as well for a future house, got prices of 250 to 280 per foot. But, I was asking for alot more in terms of quality and what I expected.

50k for designs??? Damn that's...alot we spent about 15k altogether with them in fees for doing the interior and furniture stuff
Great people but somethings were missed after we built
I asked for several referrals for millwork and cabinets and the ones they referred is was double the price of the Chinese dudes we used :heckno:

Biring Bro's Construction Ltd. (been in business for 30 years). They primarily do contract work for West End properties but I'm sure they would come out to Richmond. If your serious PM me and I will give you the owners direct line.

In terms of furnishings and mill work I can also refer a Bosnian brother who does excellent cabinetry.

My firm has 6 properties in various states of construction right now. Another huge batch in the works. I've worked on about $2 Billion USD of projects worldwide. You don't know what you're talking about.

If your flipping you can use
Shitty wood, Vinyl siding or Stucco Siding, Vinyl flooring, cheap appliances, Flat pack IKEA cabinets, fiberglass shower inserts tubs. On grade construction all contribute to a cheap cost per square foot. It will be cheap. 150-250 sq foot

If your Keeping it
I would use Quality European Tradesman,
2x6 construction, Hardy Plank siding or Brick work, Nice Tubs sinks, Tiled showers,Hardwood flooring. Granite Counter tops. Solid doors, Real wood Cabinets, Real wood Crown molding, Brand name appliances. High end carpet and underlay. Quality plumbing and electrical a Quality Roof maybe Tiles? ....Etc . It will not be cheap. 300plus per sq ft to sky is the limit.
