For 2 mil, you should go for Fraserview.

Is your 2 million including the purchase of lot and build? or 2 million to build strictly? If you're looking to buy AND build, I would say burnaby since you'll probably get a bigger lot and also by laws that are less strict so you'll prob save some money that way too.

Burnaby! vancouver is super crowd with bad traffic all the time. PLUS small roads.
