All these brokerages charges a flat setup fee, a weekly fee for however long the property is listed for and a commission to the listing agent (0.5% or what-not), and a negotiable commission to the selling agent. If a buyer comes directly to the seller you are only liable for the portion of the listing commission.

I would really sit down and crunch numbers to see if you're saving any money at all going this route (ie: home takes a long time if at all to sell) since you as the seller will be doing the bulk of the work, you mind as well find an agent (ie: 1%) who's willing to do most of the work for roughly the same cost to you.
