You get a really nice letter from a family, maybe he reminisces about his family and how he started. $40k is a lot, don't get me wrong, but I've heard of crazier things.

Older folks near end of life, they don't value money as much as younger folks do.
My mom's neighbour wrote a letter and met up directly with the home owner. Wrote them a letter about how they wanted to raise kids there and be close to their parents who were on the other end of the block.
They closed!
