nice areas in different cities?(for house purchasing)
 
i was gonna put this in the real estate section, but i figured this would get more views...

im just curious of what are really good areas to live in each of these cities
-burnaby
-coquitlam
-port moody
-richmond

im just curious cause i wanna buy a house in a relatively nice neighbourhood for my fiancee and i.

i.e. langley - walnut grove, north van - upper cap.

it doesnt have to be the RICH area like british properties, but a nice safe neighbourhood that doesnt look scummy as fuck.

thanks for all the help guys...ive lived in north vancouver a long time..but i dont venture much out of north van. to know what the actual suburb areas are called in the other cities..:cry:( i know im a hermit)

East Vancouver Fraserview or Killarney area .. those are the best in East side

for burnaby, personally i like north burnaby near the base of SFU, willingdon area, near boundary rd

can't comment on the other cities

Richmond - anywhere from francis up to cambie and from no2 road to garden city.

oh and don't forget about the broadmoor area down by williams and no2 road (?)

i think anywhere in richmodn is ok.

no matter where you live everything is a shortwalk away, unless its hamilton which is a shithole. So pretty much stay inbetween 1 road and 5 road and steveston highway :D

Coquitlam - Westwood Plateau or Citadel Heights

Port Moody - Heritage Mtn.

Burnaby - The small area between Deer Lake and Canada Way

I picked these cause they're quiet and not normally accessed by people "going through". But with that comes driving up hills and/or less transit access and higher prices.

i didnt know OP wanted east van too, +1 for killarney area, used to live there when i was a kid. probably my #1 area of preference to buy a home, most are out of my price range though :(

The Burke Mountain area in PoCo has quite a few new developements and the Oxford Heights area is fairly new too.

why not surrey? johnston heights, morgan creek, panorama ridge, clayton area. depends on your price range tho.. lots of those are either close to $1 mil and above.

I lived in Walnut Grove for the first seventeen years of my life. It's a nice area, but there are a lot of wannabe gangsters out during the night.

If you don't mind the small town feel, take a look at Fort Langley. If you're thinking into the future (children), Fort Langley has the Langley Fine Arts School, which is a great school for Gr. 1 - 12 and it's a very safe place.

I love the fraserview area, especially the homes with the amazing view but the area is crazy expensive with not too many old homes remaining. My friend’s parents purchased their house 10 years ago in the fraserview area for like $350,000 and just last week they were offered close to $1.5 million and they refused the offer because it was “too low”.

maple ridge, anything after 230th st (so like 231/232/233/tamarack and up) $450-700k+ (some odd $1mil houses)

if you choose this area, invest in a FWD vehicle and a snowblower. my mom's friend is moving from WP because she hasn't recovered from last winter's snowfall... she swears there is still snow melting in her front yard because there was so much :p

my sister-in-law lives there, nice area. but it's so far from everything outside of richmond. if you are coming from burnaby or east van it's quite the trip to get there. if you spend most of your time only in richmond i'd say it's a nice place to live

Good areas in Surrey are Fraser Heights, most of Fleetwood, Clayton Heights, Panorama Ridge and most of South Surrey.

Fraser Heights in Surrey is pretty nice for the most part.. its really close to the highway too..

ya, im open to a lot of new places...townhouses/condos..if i can afford a house ill look into houses..

ya walnut grove does have a lot of wannabe 16yr old gansters at night...that is true..

well really, im free to live anywhere...but my fiancee works out by UBC...so she would like a shorter drive, but really, in the end, she doesnt mind anything that is on the west side of the portman bridge.

and i know walnut grove has a lot of nice, relatively new townhouses - 3 bed/2bath for like 260K-290,000+...which id like to find closer to the gvrd core.

obviously the closer i get the the higher the price...but really im probably gonna start capping out at 350K...i dont wanna be drowning in a mortage payments...and i still wanna be able to travel and occasionally buy a new part for my car/truck fetish and set aside stuff for the kids(which i dont have, but in the future) and other investments.

most nice areas consist of older houses...
fraserview has quite e a few newer houses IMO

Your "IMO" should go with your first line. Cuz Fraserview does have a lot of newer houses, but that doesn't mean it isn't a nice area.
