| Apartment Parking Lot Break In
My apartment complex just had a break in today, not sure exactly what to do.
Manager just called me telling me the situation. One of the tenant's truck was practically stripped inside but no other cars were touched. Anyways the problem is that they took the remote switch for the parking lot gate which means easy access at night to come back for more. The crooks left their screwdriver in the truck.
Does the truck's insurance policy cover a reprogram/replacement of the gate openers? It was just something the manager and I were discussing as it would seem that insurance companies wouldn't want this to be such an easily recurring event.
The truck owner called the police but they couldn't really help him much, I'm kind of just asking for help here if anyone has similar experience at their own apartment and how it was dealt with.

The truck also happens to be parked the more obscured parking space in the lot which could be why it was targeted.

Ok most of the remotes are programable or should be with switches inside the remote. The problem is getting everyone on the new frequency. Depending on what kind of remote it is of course. Post a pic if you can of your remote... or try opening it and look to see if there are a bunch of little white switches inside it...

The owner of the truck is held liable for the reprogramming cost/new remotes since he left it inside his vehicle. That's going to suck for him.

thats because the fob wasnt stolen, it was the garage door remote!
the key fob to enter and leave the building is one thing. some apartments have a seperate garage opener, no different than the ones used at home! the problem is they hand those out like candy and are made small purposely to be put on a key chain so its not left in the car. but some tenants like to leave them in the car.
my prelude got stripped because of that, stupid honger lady in my building complained saying her garage remote was too big so she left it in the car, she had the nerve to ask the manager for a new remote to replace the one that was stolen from her car right in front of everyone as if it wasnt a big deal. because of her, my prelude got stripped, and my neighbors acura vigor was stolen, with my audio equipment in his car.

It's a manaras mt-1000 I found out. It is a pretty massive remote that I have clipped to my sun visor
and yes it does have the switches to program
the thing is, manager suspects that one of the tenants is a dope dealer and that he could be letting people in, He always seems people being buzzed into his apartment and the guy is pretty much home all day. There aren't too many tenants with remotes (less than 15 I believe) but the "dealer" does have one and if he is letting people in it's only a matter of time.
I'm not sure exactly how to set it on the actual motor but grabbing all the remotes and changing it shouldn't be too hard.
@inaii so because it's jeopardizing everyone else's security it should be a legitimate claim that he can make with his policy? They basically ripped out his steering column (or so I'm told) so the bill is not going to be small anyways.

No it's not a claim against his policy he should be held liable from the landlord to recoup the cost personally.
Your just as guilty if you leave your remote on your visor....

icic. I am the landlord though, does that mean I have to bill him? Damn, he's a good kid but I guess you do have a point
I think I will call the guy I get to reprogram and get him to do what he needs to do and bill the tenant.
EDIT
Just did a little googling
Found the remotes we use for $25 before shipping from the states. the regular guy charged $50 each. These are fucking humongous lol
and then I found it's sexier counterpart for only $2.50 more 
Imma order one and see how it works.
I double checked and I realized that only about 5 or 6 people have remotes so it shouldn't be too big of a hassle

He pays out of pocket for the replacement of ALL the remotes AND the reprogramming. ICBC won't touch that as far as I know. THIS is why they put it in the lease agreement (at least with non-shady apartment buildings) that the remote is NEVER to be left in the car and if it's stolen (even if its not stolen while parked in the building lot) the person holding the rental agreement is responsible for paying for everything associated with it.

I own an apartment and had the fob missing. All I did was contact the building manager and she was able to disable that fob from working and I had to pay for a new one.
Not sure what kind of fob you have since my apartment was pretty new (apartment was 2010 so yea....) I heard from the building manager that each fob have a serical number and it is all store in the system. All she had to do is remove that fob from the system.

Would this not be a strata issue now?
Any costs should be covered by the strata?... which of course is coming out of everyone's pocket anyways.
Frankly, any idiot leaving their remote inside their car SHOULD be held responsible.

Its not a FOB those are easy to cancel and there is no STRATA in a rental building.

But I agree I'm going to bill the single tennant for the reprogramming fee
Kinda feel like being a douche and doing it myself as Berz suggested, honestly couldn't be that hard moving a couple of tabs. And then I'd bill the tennant
I don't want to rape this tenant so hard in the butt because he's paid with post dated cheques for the last few month's rent but he's also willing to leave anytime soon if he is getting too much trouble. I'm already having trouble finding a new tenant for one of our units hopefully tomorrow that situation will be taken care of by tomorrow.

As a landlord it's your duty to ensure the safety and security of your tenants and their belongings. Just because you don't want to cause one person trouble doesn't mean you should attempt to fix things on your own without knowing what to do and possibly put the other tenants belongings at risk.
He was dumb enough to leave it in his truck, now he gets to pay the consequences.

IMO the damage to the guy's truck should be covered by ICBC. The reprogramming, fob replacement etc. should either come from the guy, out of pocket or his home insurance policy.

The rental market is soft right now, eating a tenants mistake is better than an empty unit sitting for 2-3 months. The unit across from mine was empty for the past 2 months and reduced price before being rented.

^ Absolutely true, I'm guessing reprogramming 6 - 8 remotes should be under $200. It's been 3 weeks that one of my units is vacant and it's so true that making less is better than making no money at all. $200 is pretty easy to swallow considering how much rent this guy is paying.

Didn't realize there are apartments with garage remotes like that, technically, isn't it fairly easy to sit around and copy the signal as someone is using their remote?

There are supposedly 1024 possible combinations. We haven't bothered upgrading because only 6 people hAve remotes. That and because we haven't upgraded it you need to be sitting like within 10 ft from the receiver to open it anyways hahaha. Someone will probably catch them before they do any more damage. There are 2 apt tenants that think the apt building is theirs and they walk around 24/7 guarding it with their lives lmao. Posted via RS Mobile |
