thx, i gave them all my info and i'm getting quote for 3 year closed 3.15% TD bank. They said that's the lowest, is it true?

2.95 is the lowest for a 3 year closed from a mortgage broker. banks only have access to one lender while mortgage brokers can access all 50 lenders in canada.
