You either buy the land for 25M OR they build everything brand new for you for 39.9M. That's why there's only renderings on the site, because that's what they plan to build...

The land is $25million... this developer expects to get $14million for the home...

and the property isnt built so if you wanted a custom design you can just buy the plot of land (according to the site)
