I took that picture walking by and figured it was a new build with how good the outside looked
It was obviously a total gut and only the basic structure remained from the Reno. Which is a bit weird because the lot is a bigger than average corner lot, they probably could have been able to build the same size house if they had just torn the original down

In our situation we can reno larger then if we were to tear down. So that’s exactly what we’re going to do. .75 FSR vs .70…. And according to new bylaws starting soon that will be down to .60.
I’m with Honda, not likely there was much left of that house when it was reno’d. They kept the low basement height, and that’s about it.

Has anyone ventured into or knows someone specializing in walk-in cooler/freezers but in residential?
So, our garage's spare fridge just went kaput. And while researching for a new unit and talking to a friend down in the US who knows a thing and two about fridges, he told me since I've got the space, why not do what many residential homes down in US are doing: adding walk-in fridge/freezer into them as it provides much more space and easier access.
At first I looked at standard walk-in units... price-wise, they are quite ok. As a matter of fact, volume to volume, it provides much better cost-effectiveness than any decent fridge out there. The BIG problem seems to be that these pre-built units are for commercial buildings and I'm not so sure I could just order one, put it in the garage and call it a day.
Then it seems that they can also be custom-built for not a whole lot more money, but again... all the contractors I found in this related field work strictly in commercial settings.
Thus, my question is... is this even a thing here in Canada? Do we have anything in the BC building code that prevents adding such a unit? (basically a big foam insulated box with a condenser unit)

The wait for CoV demo permit + building permit would have added a couple years to the timeline.

that's a beautiful house. There's no reason to ever replace a house that isn't rotten.
This is a house I walk by in my parents neighbourhood. It's fallen off the market now, but was up for several months @ 3.2 million https://www.zealty.ca/mls-R2744718/4...-Vancouver-BC/
it's stunning. I would never choose a new build over something like this.

To me it’s moreso like, for that price point I wouldn’t be looking for a house like that
I’ve been in many of that type of build, lots on the south slope of Burnaby. And I find them always to feel quite disjointed. Always like some kind of unused theatre room taking up 400 sq fr in the basement etc.
Being able to choose between a home like that and sonthing else would obviously be a nice problem to have though.
It’s also funny because a lot of us here seem to complain about bad layouts but then a house like that KINDA uses a bit different mentality and a unique design it’s like fuck that place!!! Lol

Yeah this is a pretty bad one, though it seems to mostly be heading north away from the major populated areas.
This was last night. It managed to jump the lake and spark small fires in the north end of town too.

My question is, why do you need THAT much freezer space for a house, unless you have 8 people living in it.
I would personally just suggest buying a new reach in, and call it a day. Several people just buy an extra chest freezer, and that's more than plenty for a family of 4 or such

Fires are burning all over. The big ones have smoke that looks like a thunderstorm. They create their own weather systems.
