I think in this rental market, landlords can ask for the first born and renters will give it. It's so competitive if you don't give what a landlord asks for then they will just go with someone who gives them what they want.

My friends and family always seem to have good experience with students. Turn over is higher, but I've never heard of a horror story with students. It might be because they're usually less experienced and less confrontational.

Or B) your reference is for a 1 man company I can’t verify and your application goes in the garbage

When I first started renting my suite all the applicants seemed fine, a couple were clearly skids who on sight I dismissed and knew I wouldn’t be renting to them.

Another couple were bartenders downtown which is fine, they both made great money, had good references etc. However their lifestyle of coming home late, living off tips, and generally DT bartenders are just drunken coke-heads, so yea.. didn’t take long to figure out that wouldn’t work either.

Also, renting a basement suite is entirely different than a condo you don’t have to live next door to etc. I’d be less picky with a property I don’t see all the time

I'm pretty sure I've shared this story here on RS before, but I've had a bad experience renting to 2 international female college students from China in the past.

The Coles notes version of the story is -- things started out great when the girls were still BFFs. I did my screening and checks and felt good about the tenants. But when they started having a fallout bcos the prettier girl was starting to bring the bf home, and "they were getting noisy / too loud", things really went downhill. After a couple of plot twists, I was left with a messy unit that sustained some damage that could really only be fixed by a small reno.

My parents have also rented to a family of 3 siblings with age range from senior high to ugrad. Their mom actually started the rent with them, although we knew the mom was gonna return to HK and leave the kids on their own. But the kids seem very decent at first. But then the partying started some time after mom left, and while they have signed a 1 year rental contract, they ended up leaving on the 4th or 5th month "because they wanted to live elsewhere" -- I'm assuming Richmond.

Maybe we were just unlucky, but the quality certain varies. In both of our cases, the students were certainly not very familiar with BC tenancy laws, but that could also just be the fact that they have little understanding of what legal committment they were getting themselves into by signing a 1 year lease.

Nah, it wasn't anything "interesting". The prettier girl ended up leaving early -- apparently moving in with the bf or something along those lines, and she found another person to take up her place without my prior knowledge. The other girl was obviously quite upset about it, and that led to more drama.

The mess was created by that other tenant, with him being sloppy and messy. So there was quite a bit of cosmetic damage here and there, including stains and stuff.

It wasn't pretty at all.

My dumbass thought I would pay $9.99 a month and get spicy access to the content creator. There was this golf girl on instagram (forget her name, but she doesn't wear a bra and plays golf) I wanted to check out and thought, "I can afford $10-20/month to get some spicy access".

So, I sign up and go to her account, it's not a subscription like Netflix where you get unlimited access, you literally pay for every single post or video. Think of an instagram feed where all the posts are blurred out and you have to pay for each post. The average price of a post to unlock was $15 USD for this golf girl.

I was dumbfounded. Now I get how these girls make so much freaking money. Suffice it to say, I left the platform with my tail between my legs.
