Had a tenement leave a lit candle on a balcony and went to work thinking the wind would blow it out. Instead it light the side of the building on fire.

I was in that area 2 weeks ago, and specifically passed by that property. I remembered it clearly because as I was driving down the Balaclava side, I noticed there were multiple drain pipe outlets dumping a good amount of water out into the ditch (that ran along Balaclava). It wasn't raining all that much at all that day -- more like a drizzle, really, but I was surprised by the amount of water pouring out of all the different drain pipes.

And then the first thought that came to my mind was -- would there be any flooding concerns for that big patch of land?

I can't help but keep eyeing the developments happening in Colwood (by Victoria) - this is a nearly 3100sf new build for less than $1.2m. The basement is unfinished (figure $100-150k to finish it?). It's not as nice as my house but it's less than 50% the price after finishing the basement and it's more space (double garage!). I shake my head sometimes when I think about the tradeoff I've made to live here.

Good point, it's not the best land for development but then again any land in Vancouver is valuable.

Also the house in the back is owned by Paolo Aquilini. My lawyer friend attends his annual summer parties and told me the house is insane. No expensive spared.

Resort for sale 6 hours from van. Seems kind of cheap. With some better management could make some money. Rated seem kind of low. Website shows everything is available and nothing had been booked. You can't even book online.

Is your site challenged by grade or legal encumbrances? If not, any BCLS certified surveyor should be fine as you can technically sue them if your designer/architect finds out their survey plan is inaccurate and causes you to have delays or cost issue for your new build.

I had an interesting conversation with a friend this week. His brother recently bought a new build condo in South Vancouver that was listed for $1,080,000. The realtor for my friend's brother said the developer was offering a $130,000 discount credit on the purchase of the $1,080,000 property. The $130,000 credit was made through a separate addendum to the purchase agreement so the sales transaction shows up as $1,080,000 on the purchase records and I assume MLS. How common is this done by developers to artificially inflate the selling prices of their properties on the MLS?

I sold my condo recently and it was slightly inflated as well.

The sold price showing on zealty is $5,000 higher than it actually sold for because they wanted a “credit” back for upcoming assessments and their realtor wanted it kept out of the sale so his commission wouldn’t be lower.

Like I disputed it and said just make the sale price $5k less then and he said it was a non-negotiable term or his client walks.

Not exactly working in your clients interests then are you???

So fuckin shady.
