Just checked, 12.2 kms away, new one in Willowbrook, Langley. With an HMart there too!

Wikipedia only has 2021 data (waiting on the next census) which doesn't back that up directly though but I suppose having an H-Mart there (when not even East Van has one) is good evidence.
