Pretty cool building, gonna check out the presales.

People living in buildings next to a train never want to hear it going by, now your telling me they have to endure a light show as well?:rukidding:

Presto 05-18-2017 02:49 PM

The light show will end as soon as the residents realize how much of their strata fee is going towards maintaining and repairing it.

Armind 05-18-2017 02:50 PM

Who said anything about living there? Kappa

GLOW 05-18-2017 03:00 PM

I was surprised to see Richmond Rivergreen shuttle bus still driving around the other day.
I thought owners would shut that down in no time since most owners would either be driving or not live there...

What site do u guys use to see how much places sold for?

Hondaracer 05-18-2017 05:17 PM

Need to have a realtor look it up once it's completed. They have what is essentially a reverse MLS login can see sales history, prices etc

Bcassessment website shows sale prices, but there is quite a bit of a lag from when they get updated.

Another reason why this idiot system is contributing to bidding wars and irrational pricing.
Wasn't the prov. gov't supposed to do something about this too? :rukidding:

They only show sales history for the last 3 years and the sale price is only displayed when the new assessment comes up I beleive

(yes I know the obvious answers, china, mom and dad, baby boomers, credit, etc, but doesn't it end at some point?)

Time will tell. Could be like the states before.. everyones purchasing on loans they can't affords. One thing I've learned from working in the finance industry. a LOT of people just don't know how to plan/budget their finances. Its kinda insane the things I've seen people do lol
(ex. take a car loan at 23-25%. This happens more often then you think)

BC Assessment/EvalueBC gets updated regulalry but takes data from the land title office and registration of the completed sale. Usually updated 2 to 4 weeks after the sale actually closes and title is registered to the purchaser.

Yea the timelines seem sketchy for when they are posted. I've seen sales figures posted one day then removed the next

nah 05-20-2017 12:25 AM

Someone say sale prices?

Doesn't have the most current, but it has history going pretty far back.

So Liberals have a chance of falling if the NDP and Green Party form a coalition. Green party wants a 30% tax on foreigners and NDP wants a 2% surcharge on empty homes plus bunch of stuff to close loopholes/assignments etc. Anyone else think there's going to be uncertainty in the markets ahead?

At least $700 per sq ft.

Try $750/sq ft. Selling started last Thurs.
I'd say about 70% spoken for.

Standard VIP/friends family round for Concord stuff.

Yes, never thought I'd see $400k for one bed 525sq ft at King George, Surrey.

Disclosure: I have license and invest in RE presales myself.

400k?!?! Man this makes The Met2 450k one bedroom 505 sq ft such a deal!

JDMStyo 05-24-2017 11:45 PM

I'd say.

Sun Tower sold out by a small Chinese developer at nearly $1200/ft last month.
Goldhouse was a bargain at $600/ft late 2015.

MET sales are $950/ft recently.
MET2 assignments are stopping soon as construction is wrapping up. Better hop on that - though the 28th floor one is gone last I checked. $500K one still available but it's much lower floor.
