"The strata has a duty to give you written notice for access, and in the event you fail to comply with the notice the next step is for the strata to enforce the bylaw. Bylaw enforcement may be fines or a court application for access to the strata lot. Failing to grant access does not give the strata the ability to automatically enter your strata lot. Your strata lot is your home. You are entitled to the safety and security of your front door and the control over the keys and locks." https://www.timescolonist.com/homes/...cess-1.1819058 Tony Gioventu is executive director of the Condominium Home Owners’ Association of B.C. As a person on Strata i'm so glad we only deal with 55 units of mostly families who live and work locally vs a 300 unit condo. We just did our fire alarm testing a few months back as well as installing peep holes on a separate date and used the standard here's the date and time window. If you miss it you pay. |

Just nut up and be an adult. |

I'm sorry we have different views as to what certain views of what and adult means in different situations. We live in a world where laws exist. I don't care what law is broken but nobody gets off freely. The person doing their job is doing it under the supervision of the strata who are the ones who should know what they can and can't do. If they don't know the difference from right vs wrong then maybe they're in a position they shouldn't be in. Super shitty immature ways of dealing with someone who's just trying to do their job.... I've read many stories(I'm sure there's probably a few personal stories on here) of getting parking tickets from private parking lots and even showing up to their car that's time has been expired by only 2 minutes to see the guy writing out the ticket and refusing to reverse it. I don't take any comments here personally or say this in a demeaning way but I can guarantee you there's events in your life where I would tell you to nut up and be an adult as well. What's insignificant to you might not be to me and vice versa. |
Sure you can be uncooperative and stand your ground. It's not going to change the fact that things like Fire Alarm Verification needs to happen in multi unit buildings. I guess the alternative is that your strata just fines the shit out of you until you comply, that they are definitely allowed to do. |

Yes. That is what I've been trying to get at the entire time. They're not coming in on their own free will with a master key or a locksmith if someone is being uncooperative. Fine the shit out of me and let me know every Monday the fire alarm inspector will be coming to specifically see me on a weekly basis. If I'm not there to allow him entry then call out service bill gets added on top of each other for me to pay. Put a lien on the place or whatever it takes. Just to throw it out there - my strata president and another guy in the building have a key to my place and I have theirs. I'm not worried about someone coming in. Hell, half the time I don't lock my door when I go to bed. My place is like a giant old folks home. If they shoot me a text saying there's a change in plans and someone will be there a day earlier while I'm at work, go for it, you've got my keys. I'm just doing this for arguments sake since I'm bored :) |

seeing your wife naked is nbd, I've seen it, not impressive |

I'm generally monotone and sarcastic when I talk. Most people can't tell if I'm joking or serious unless they can see my facial expressions. I usually text everyone since I'm able to use tons of smiley faces so they can easily tell what I'm saying etc. Think of it like a fat chick who you're not sure is pregnant or if she's just fat so you don't want to go up to them and rub their belly congratulating them and instead end up fat shaming them. |

It looks like a lot of people are confusing regular annual checks, and "emergency checks", which I presume means that they are trying to figure out an active issue that just came up and trying to mitigate damage asap |
Hello, is this the Vancouver real estate thread? Sorry you have reached the first world problem page, please check back in a few days |
No one is going to be charged for breaking and entering when doing annual fire checks. |

You're talking about trying to press criminal charges and therefore ruining the life and future employment abilities of someone who's just trying to verify your fire alarm still works because you don't think it's enough due process to you? Nevermind completely wasting the time of the police in the process? I mean sure everyone has their things they care about... but I'd say you need to get over yourself a little bit here.................. |
Wasted 2 pages cause someone doesnt wanna comply with communal living rules. Go naked to your monthly strata meeting and vent there. |

I was on council for the two years I was living there. Every AGM, the council of four of us (all non-Asian except me but I consider myself very westernized) would increase strata fees to pad the CRF. And every year, all the other owners (all Asian) voted the budget down because they don't want to save up for bigger ticket maintenance items. Instead, what they have historically done is just do a special levy of thousands of dollars whenever some shit breaks. I sold the place with a completion date in October... the last AGM I was at was September. Lo and behold the roof needed to be replaced and a special levy was approved. My portion was $6K and I had to pay that even though I was selling the following month. Fuck me. |

If you live in one of these buildings, get ready for: - cigarette butts all over your balcony - fire alarms every other day because these fuck faces love smoking in units / stairwells / hallways - dog shit all around the building, piss in the elevators - dumbasses parking in spaces that do not belong to them - garbage constantly on the floor of the trash room because it's too difficult to push it down the chute - jammed trash chutes because these idiots think you can put FURNITURE AND BOXES into the chute - emails every month from the strata begging people not to pour grease down the sink - people hammering the door close button on the elevator to avoid letting you in and having to stop on 1 extra floor Not even joking when I say I've lived in downtown Toronto condos full of UT/Ryerson students that were more courteous and respectful. Avoid Metrotown condos at all cost IMO. |

So a new development Paradigm at River District is selling 1 bedrooms in the low $400,000's. Doesn't look like a bad deal for a 1 bedroom in the low 4's, anyone know more about this development? Quote:
