Just inquired about insurance for an empty lot in the island. My insurance lender informed me they aren’t giving insurance for any new construction right now, and they aren’t the only ones. She said it was due to material supply and the following construction delays. Super interesting.


Anyhow, it didn’t apply to us as we aren’t planning on building for years but I hadn’t heard this until now.

Low supply for wood in GTA too and what is available has had a markup since beginning of covid. Affecting both large projects and home renos.

This is also one of the reason a lot of people don't like to deal with small time realtors... When you're dealing with a house that's $16 M with a lot of personal jewelry... it does feel a bit weird when you know people who went thru your stuff / car / house. But yeah... not like they killed your family extreme... still gross.

Is anyone else buying and selling right now? Detached seems to be moving pretty quickly under the 1.3M mark.

We recently sold our townhouse in less than 1 week with multiple offers.

In the market for a condo, not sure what to think of this market. Obviously detached and TH's are gonna be in demand.

That house I mentioned on previous pages in east van at 1.8 sold over the first weekend of open houses. I’m curious to see if it went over asking

People in VAN got a lot of cash....a buddy of mine said detached is hot (even during Covid when you think economy would slow down). Said last weekend offers of over $200K+ above asking in Van. Don't even know where the fuck do people have all that money lying around to play with.

my brother in law is selling his 1bd 650sq condo in kits for the assessed value (700k wtf).

He has already received 2 offers above asking.

Are we in another housing crisis soon where people are getting mortgage approvals that eat up like 70% of their monthly income?

Not Vancouver, but I sold my condo in 2 hours of listing live on the market. Girl and agent made an appointment, showed up in an hour, I went to pick up my car from service, and they made an offer I couldn't refuse. Following up to that, I ended up putting an offer on a townhouse that was listed on the market for 7 days, and offer was accepted.
