Just watched 20 minutes of this. Pretty brutal lol.

Did quick research on her... she has quite a lot of listings including a mega mansion in richmond.

Also found articles on her being accused for threats and some shady tax stuff.

Parking is a worry for sure but it's the crime that all the rentals bring into the area that is the problem.

I bought into the Clayton area when it was new, about 14 years ago and at first it wasn't terrible. As the development continued the parking obviously got worse but it was the shitters it brought into the neighborhood that finally made me say peace out.

I moved into an older neighborhood with big lots and homes not suited for suite or rental potential and couldn't be happier with the area really.

If they enable 4 units into a single lot and a $80k household income must be able to afford it. That means that each unit can be sold at a maximum of $500k with 20% downpayment?

That seems pretty unprofitable unless you're buying a empty lot in East Van. I can't imagine living on 1/4th of a standard lot. That's like 1,000 sqft of land and the building is even smaller since it's likely you need to meet some sort of regulation to have a garden / garage for this to work.

probably 4 units on two half duplexes + laneway, dont know where he's gonna plop the 6th one on even a 45ft+ lot

i assume when he mentions average median it's for a 1 bedroom/studio above a garage/in the basement

apparently wanting to fast track this pilot program even before the major planning/development of 2022

there are already homes that do this...ofcourse not permitted but you can see it in the layout

take a 3 storey home...top floor is your living area...main floor is divided in to 2 suites and same with the bottom floor...then add in the laneway house..thats 6 units

its not common but its a huge income driver for investors..and yes parking is going to be a pain but for units closer to a skytrain this is like a mini condo/townhouse living

Isn't this like pretty much all new builds. Top floor is owner, lower has 2 units, plus basement? And lane way in the back. Or sub divide the rooms for air bnb

cant say ive seen that 6 unit layout but not surprised

i only know of triplex looking builds near king ed and nanaimo stns but i thought those are land assemblies combining two parcels

It's there a current listing with photos? I'm curious what the setup looks like for 6 units.

its not common but there are some out there...think of your typical 10-20 year old vancouver special 2 storey homes that already have 3 units and then adding another basement below ground with another 2 units underneath...then build a laneway at the back and you have 6 units

most homes these days are running 4 units anyways but i guess this will add another 1-2 units for a regular lot

I'd live in an apartment before I did that, I mean I guess if the numbers made sense and you didn't have to live in it as an investment but holy shit that sounds terrible.

if you only got ~$1k/month to spare...renting an apartment isnt an option...these homes/units dont go for as much as condo/apartment if all else is equal (location, age, condition, size, etc)
