Agreed, it's not a strategy I really am fond of, but I don't think it's shady. Any researched buyer and any buyer-side realtor worth their fee will be able to see the previous listing history, it's not like it's secret information.

During my search my realtor would also talk to the seller's realtor and usually they were pretty up front about it. "My seller didn't get an offer at their desired number, so we've relisted at a lower price to generate attention." "List price" is pretty useless these days.

Had an apartment in the past with geothermal heating and cooling -- I think it was in the 2012 - 2016-ish time frame? OMFG never again.

Servicing was $$$$ and a major PITA. At the time, there wasn't very many mechanical servicing company that have the capability to service them. Costs of service was expensive. Parts avaibility was abysmal -- I think we waited 3 months for a replacment heat pump because the damn thing was on national back order. It was also actually the 2nd time (and 2nd heat pump) that has failed in a newly built apartment.

I cannot say the system at my complex was reliable either. Whether that was just the case for our building, or whether it was a common sight for these geothermal systems -- I dunno. I just know that if push comes to shove, I'd rather have a baseboard system instead of geothermal.

Geez, calm the fuck down. Yes, as the owner you can do whatever you want. Bonka simply pointed out a situation similar to the one you were complaining about, where a buyer would question the seller or realtor’s (who knows?) motives. Based on your reaction, you seem pretty butthurt yourself...

These are 2 different situations completely.

1. We delisted due to lack of inventory and her connection to home. My house my fuxkin rules. If a realtor can't handle it..they can quit their low IQ job and do something else.

2. Scumbag greasy realtor looking to fuxk people over by lowering the list price and playing games. Even my realtor made a comment along those lines. They all know the tricks and they do it in this market.

I wasn't complaining as I'm not interested in that listing. I'm pointing out that the greasy shitbag of a realtor is up to no good.

Fck bonko and his self righteous realtor bullshit. They're all the same. Realtors are never in it for anyone of us...just themselves. They'd make good politicians

Isn’t the point of a realtor to get its client the best deal for the property they want, or the property they are selling? Business is business. Some play it dirty. In business that’s usually the successful one. If I was selling? Id want the most god damn money I could get. From a realtors perspective, that extra 20k doesn’t equate a whole lot in commission. Selling for cheaper guarantees the sale. So why the fuck do you think they are doing it for their scumbags selves? They are doing it for their clients. That’s an garner extra business in the future.

Seems high, especially for fixed. Depends on the details of your mortgage but I'd expect you can get <2% fixed and low 1%'s variable at minimum with a bit of shopping.

We just signed with Scotia 5 year variable at 1.29 3 weeks ago

Fucking hate Scotia, terrible service and the dumb bitch we were dealing with thankfully was sick when we came in to sign so we got the manager who was night and day in terms of answering our questions and getting us more $$$

I just got approved for 1.2% variable 5 year term, 30 year amortization from TD. Didn't have to do any negotiations but I did have an existing mortgage that I'm breaking and they're charging me 3 months interest as penalty (about $3k).

But it seems perfectly okay for him to tell us he's tempted to call the realtor and ask him "WTF" about the listing price on that property.
