Oh hey, 1.65m 1500sf new-ish duplex in East Van, that all sounds about right...what's this in the writeup...

EV charge ready in the garage... can you even fit a car in there and get out?

You can fit or you can get out, you can't have both. Some people are just so entitled. :)

Good luck getting up the ramp in the first place. Better have Ford F-150 ground clearance.

I would never get a front duplex. Back duplex is more functional for me. I would prefer a backyard over a front yard.

Hondaracer 04-20-2022 03:43 PM

Typically there isn’t much of a front yard on the front side

Gumby 04-20-2022 10:39 PM

Wtf the crawl space is finished to become a bedroom?

I used to live in the back unit of a front/back duplex. There isn’t much of a yard for the back unit either!

Alpine 04-20-2022 11:49 PM

Best quality? Ughhhh it's so bad and the finishings are so cheap. Love the crawlspace bedroom though, that's an easy $800/mo there lol. Can probably split that crawlspace up into 2, and get $1200/mo for that.

Who's ready for a $5M East Van house?

$5m and no garage. Incredible.

westopher 04-21-2022 06:49 AM

It really sucks as a whole. There’s so many houses in the 2-2.5 million range that our way cooler. New and shiny I guess. Super nice finishing but the design is whack, for my taste anyways.
I guess that’s why I drive old shit boxes though.

vancouver = ride a bike on a bike lane, garage not needed Kappa

highfive 04-21-2022 08:12 AM

^damnnn wtf east van house going for 5 mil?

it is a wider lot though.

but look at the back covered deck...one photo is with the wide lens so it looks bigger then the next photo shows how close you are to the glass railing. lol

JDMDreams 04-21-2022 08:27 AM

It does have 5xxx+ sq. I'm not sure about the building rules, but how come I see these giant box mansions in Surrey? How come they can build that big Vs what we have in Van? I rather have a box mansion there with gated parking.

I wouldn't even wanna pay $2M for that area lol. Maybe if it was in the west side. No garage is a deal breaker lol

underscore 04-21-2022 08:49 AM

$5.2M to not have a garage and have to manage 2 tenants?

That is pretty much where the city is going, whether the people on RS like it or not. 30 years ago, East Vancouver was suburban. But, it's densifying (whether people here like it or not) and the future is less space for cars. I guess nostalgia hits hard... when in the 90s, people were driving EF Civics, DA Integras (myself included) and CRXs to high school and people thought that sort of lifestyle was going to continue forever in the City of Vancouver.

If you are a car enthusiast, I don't know why you would live in the City of Vancouver proper. Move out to Maple Ridge or Port Coquitlam where you have 40 foot drive ways and much wider lots to store your project cars.

Hondaracer 04-21-2022 09:01 AM

A while back I posted that beautiful craftsman style that went for 3.5 in my hood. Had a single garage and was wayyyy nicer than that place. That’s crazy

Gerbs 04-21-2022 09:12 AM

How much would that house be in the suburbs? Very nice.

That is the wrong neighbourhood for that kind of house. For $5M, there are many nicer houses in better areas, with at least a 3 car garage!

Edit: Here's a random example: https://www.realtor.ca/real-estate/2...enue-vancouver
The interior isn't really my style, older, and a bit more expensive at $5.4M but in the heart of Shaughnessy and a 3 car garage!

68style 04-21-2022 09:47 AM

I keep wondering at what point people decide something is silly.

Like... even if I had the ability to buy a $5.4m house, would I spent $5.4m on some blah place in Shaughnessy?

I mean, you could buy an ocean view mansion in Hawaii for half that price. Fuck Vancouver at that point lol...

westopher 04-21-2022 09:51 AM

Lol I was thinking the exact same thing. You could get a fuckin frank lloyd wright house in Hollywood hills with enough room for 5 cars and a swimming pool that overlooks LA for that price.
