Honestly the age of the house isn’t that big of a deal. Like, all of my houses framing is first growth lumber. A 2x8 is actually 2” by 8” everything is solid af. I’ve never replaced any exterior/structural framing because of rot etc. a house this age as well usually “breathes” which is a detriment in that outside of redoing all your envelope and insulation, these houses are usually cold. The flip side is even if water gets in, it dries out. No Vapor barriers, nothing fancy to hold moisture in and create mold and rot. It really depends what’s done on that house that went for 1.8 but I’d say at the end of the day, at least for me, the investment of buying your own house, on your own property is worth the price difference. No shared walls, no risk of having a bad neighbour etc. Rewiring an entire house like that might run you 25-40k depending on what you want. Plumbing on old houses is generally very simple and all on one side of the house etc. The benefit of the newer duplex is that you’ll likely have to do less work overall. Buying a 100+ year old house is not for someone who can’t use a hammer and do some work themselves. In the same vein though, you’re not guaranteed the newer duplex won’t have you doing work either I think that is a huge thing thay is generally lost on people who clamour to buy a detached, that shit is WORK lol.. like I spend literally 20+ hours just raking leaves every year. I’m not complaining tgough I consider myself lucky and I actually like doing things myself/saving money but it’s the type of thing that never really ends. |
I've always thought that a duplex was a best arrangement for someone who can't go all in for a detached. I mean it might be obvious ... but the no maintenance fee is the good part, most maintenance fee is in the $400 range and up now. I know that some of it you will use for regular maintenance. But even if you can use $250 of that towards your mortgage instead ... you're still ahead. Nice condos for about the same (1200+) sq ft and number of bedrooms are going for $1.2-1.3M so why not go in a bit more like $1.5M for a duplex. Just vet your neighbour well! |
Well yea like the price point is the tipping point right I’m sure there are a lot of newer “fancier” duplexes touching the prices of older Vancouver specials etc. I think if there ever is any sort of correction that detached has a much higher chance of retaining its value |
Does YVR have Row Houses ... Townhouses without Strata (no maintenance fee). In 416, there are lots of row houses as options. If so, get the one on the end and it'd be like a duplex. |
Not that I know of. Both my good friends in Toronto have those row homes. That’s seemingly most of the homes outside of the downtown core, they are both in the beaches/Leslieville |

^ good that there are some going up as close as Queensborough and Tsawwassen. Gives people another option. I like how some of these are 1660 sqft on 2 levels ... all of the townhouses in Vancouver are split into 3 levels and each level feels so small. If 1660 on 2 levels ... that would feel quite spacious! Last year's average in that area is 1.24m-1.33m. There was a special one at 1.62m. List price is in that neighborhood but given how stupid buyers are these days most likely will go over |
