I love fucking with my wife and her hoarding. Every time she uses the phrase “but I can use it for…. “ I immediately interject and call her a Guangdong hoarder.
I also love playing TLC hoarders show and laughing about it. Seems to be working. She’s too embarrassed to do super hoarding Ala the same level as the TV show but she’ll still pile garbage until I lose my shit and threaten to throw it all out.

you sell right now anything, (especially apartments or townhouses) and you're gonna get a low offer, but in turn you can low ball your purchase house, so I guess it kinda works out?

As Hobz alluded to, it's a buyer's market right now, so while you're selling below asking (most likely), you can low-ball as a buyer.
Similarly, in a seller's market you're selling above asking, but in turn most likely going to be in a bidding war when purchasing.
Not knowing your situation, I think in most scenarios if you're able to upgrade and want to upgrade to a SFH from a strata property, the juice is worth the squeeze.

If you can afford it why not, just make sure you are serious about buying, as once rates bottoms out prices will go up again as detached is always the hottest property type.

It’s all relative, the town home market is obviously weaker than the detached but if you can get around asking for the TH and get below asking for a detached, obviously a pretty substantial gain
Friends of ours just bought a half duplex in Hastings sunrise, got like 8k off the asking for a 2 year old home, but they said in general no one was moving too much on the price of this segment

Falling market favours upsizers and rising market favours downsizers. It's pretty simple if the whole market correlates with itself.

I don't think there's any cool town houses as they are pretty much designed the same. The new ones. Only cool things that I would look for is 3 or 4 parking spaces with driveway, elevator? And ac. I'm not really sure if roof top patio is good since it's a flat roof and you have to climb like 4 flights if stairs and your guests have to walk through your whole house to carry shit, get up there without an elevator.

Have you seen those TH's on West 75th and Tugboat Pl/Tidewater Pl area. Quiet neighbourhood, looking south on Fraser River. Fraser River Park, near Milltown Bar & Grill, Ho Yuen Cafe (best Bolo Bao for you Hk'ers). Those townhouses look dope !! I'd buy one there in a snap ... if one ever go on sale.

lol it is no mans land over there. My buddies rehearsal dinner was at thrillhouse bar and grill or whatever though and it was pretty fun there. So many old people with boats were absolutely shithoused on the dance floor.

I think you either sell the townhouse and then immediately buy a detached or just don't sell at all and wait.
My feeling is that if you can comfortably afford the mortgage, then buy.
