You are giving them a few days? Aren't you nice...all my tenants need to be out by noon on the last day of the month.
Don't give up on renting it....when the suite is clean and empty, it will be much easier to rent to good tenants. It is always hard to rent to good people when the current ones are living in a garbage dump...it is hard to see past it some times.
Do the inspection...show them its still dirty....make them sign-off on their deposit unless they want to go to court and hire a professional cleaner.

You are renting a shitty apartment for not enough money.
Just my take on it. Haven't seen it, and I don't know what you are charging, but go up-market. I mean, if its a structurally deficient suite crammed in a house not made for one, then no matter how much money you spend, its never going to cut it, BUT, if you have a decent place, then it might be worth the investment.
You can't rent crap to good people. Cannot be done. Occasionally you find a really great person that wants a shitty apartment, but they don't stay.
I'd love to see some pictures of it, if you don't mind sharing. Maybe we can provide a little helpful ideas on what can be done.

one idea that I had was to change out the appliances to stainless steel and redo the kitchen countertop to some sort of marble. and replace the cabinetry with a nice wood finish (or just paint them with nice handles). The walls aren't yellow..just the lighting and camera makes it look so..they are kinda 'eggshell white'.

Looks like a very nice rental unit.
No need for SS appliances or upgrades counter tops and cabinetry. Replace them when they are damaged. Doing so earlier, is just a waste of resources.
The only thing I would add that maybe help is a dishwasher. Not sure how you would add one in that space, however.
If you are looking to so some upgrades....have you thought about an island? Does not need to be large, but the extra counter space is always a bonus and you could add a "breakfast" bar to one side so people can avoid purchasing a dining table. Let's face it...most basement suites are limited in space, especially in the living/dining area, so an island with a breakfast bar would help. It will also notch it higher than others....most basement suites have the same layout, etc.

what is that thing to the left of the sink area?
you could probably extend the counter top that way and put the dishwasher there.
good location as you can hook up the dishwasher to sink pipe for drainage

^^ yeah, that does look like a good place for a dishwasher...but I suspect that box is covering pipes to the sink...not sure a dishwasher would have enough room at the back.

That's a beautiful apartment. Honestly, you are putting out a good product. Keep at it and you'll be able to find quality tenants, for sure.

Finding tenants is quite stressful at times, especially when you have one and they don't work out for whatever reason. If you believe you have a good enough place, people will rent it. Good luck!

Dish washer would help but your unit is very nice. I would not put in SS appliances. Leave everything else as is.
