If your flipping you can use
Shitty wood, Vinyl siding or Stucco Siding, Vinyl flooring, cheap appliances, Flat pack IKEA cabinets, fiberglass shower inserts tubs. On grade construction all contribute to a cheap cost per square foot. It will be cheap. 150-250 sq foot
If your Keeping it
I would use Quality European Tradesman,
2x6 construction, Hardy Plank siding or Brick work, Nice Tubs sinks, Tiled showers,Hardwood flooring. Granite Counter tops. Solid doors, Real wood Cabinets, Real wood Crown molding, Brand name appliances. High end carpet and underlay. Quality plumbing and electrical a Quality Roof maybe Tiles? ....Etc . It will not be cheap. 300plus per sq ft to sky is the limit.

Where the house goes doesn't really matter. It's dependent on materials and how custom you want to go.. obviously British properties would be more exquisite due to people wanting to keep up with the Jones' but 300-350/ft isn't crazy by any strech for a custom home no matter where the land is.
I have a friend who builds high end homes in the 5-600/ft range.
Nice 3000 sq ft home I'd probably budget 900k with a +/- 15% buffer in mind. |
