If you pick one of their preconfigured designs, otherwise you can get it done however you like. You could easily take this basic layout to a contractor and have it done anywhere. The base price likely doesn't include any of the 4 they've shown so anything "turn key" is going to cost more anyways.

I think it's an interesting idea and were it not for the douchebag clients, it would make a lot of sense for regular people who don't necessarily want or can buy a proper personal residence with a personal garage to store all of their toys. I'm sure lots of condo dwellers would rather store their Porsche in a private space with power, electrical, etc.

The key thing about this type of storage facility is the restrictions. If these were sold as proper strata units, you could probably do want you want to your space provided that buildings codes and city bylaws were met. However, if these are being sold as leases, then they wouldn't be as attractive.

In terms of a real estate deal, unless it's zoned as comercial or in an area where it cannot be rezoned as residential, it doesn't make much sense from a developer point of view.

The return on investment for the size of this property isn't going to be great compared to building a low rise or rental units

I inquired to see if it made sense from an commercial investment pov. Sqft from what I remember is around $1200 but don't quote me on this. It's strata units and I was told you can rent/lease the units but has to remain a storage unit for cars. I was told around 80% of the units are sold, only larger floor plans remain. The contract at this point can't be assigned but that might change.

My takeaway in regards to an investment was it's hard to gauge what sort of return you can get from such a concept.

I wonder what type of security is available for these condo units.



What would stop some car jackers from driving a big truck to smash into the condos and then getting a flat bed truck to haul away some exotics?

A gate won't do a thing. A couple of skilled people could have a few loads of exotics gone in no time when they're all stuffed into one building.
