high rise condo insurance reco
 
policy expiring, want to shop around a bit
mainly want flood protection

any recommendations?

side note, saw dolce building on seymour got majorly flooded recently

I go through BCAA and found their prices to be pretty good and you get additional discounts if you have a BCAA member and other insurance through them. Never had to do any claims with them but have read that process is good

For us, BCAA has been consistently the cheapest for home insurance

When it comes to home insurance, don't just look at the premium that you have to pay. You also want to pay attention to who the underwriter of the policy is.

I know we're talking condo here, but a friend whose house is insured by Canadian Northern Shield have had a really awful experience in settling a claim, to the point that it has been dragging on for years. On the other hand, my home insurance agent told me that Economical Insurance tends to be more reasonable with their claims, but they are generally a little more expensive.

BCAA as well with my condo. From what I read they tend to be easier to deal with when there is a claim. Fees tend to be $5 to 10 more expensive than other insurance company though.

most condo policies have gone up 20% as the loss ratios are higher in the last couple of years

these underwriters are not icbc, they are there to make money

cooperators have been cheap too, also you have to look at claim forgiveness on these policies, you filed a claim once you don't want to pay arm and a leg next year as you can't jump to another company

TD bank insurance has Alumni discounts. Mine cost about $450 a year.

I pay like $300-something a year through Square One... you can do it all online...

I've never made a claim with them, so I can't comment on that aspect of it, but they are by far the cheapest one out there.

That's who I went with as well but just recently for the first time. I had Coast Capital before and they were far more expensive but I didn't shop around previously.

i'm recently also looking for home insurance. what basic coverage does everyone get? and on average would the prices be $300-500/year on a $550sqft one bedroom unit?

Try a broker, I'd be surprised if your rates drop close to 50%, BCAA is expensive when it comes to home insurance. I was with BCAA forever then I started shopping around saved a bunch of money, did that for a while and then tried a broker and saved even more.
