Has anyone used a Bailiff before to enforce a "Writ of Possession"
Long story short, my cousin is in the process of getting his tenant kicked out for many months of unpaid rent. He hasn't gotten the writ of possession yet, but when he does what's the process in regards to getting a bailiff.
Is there anything to look out for while evicting said tenant? Any tips are welcomed.

Never had to hire them myself but I've seen them in action.
Typically you hire a bailiff company and provide them with the writ.
They go with movers and pack up all the tenants shit and leave it outside.
A lock smith comes and changes the locks.
Often times police get called to keep the peace if your tenants are violent crack heads.
You usually survey the damage after everything's been moved out.
Most people cut their loses in terms of suing tenants because you can't get blood from a stone.

Has your cousin tried offering the guy money to move out? Because it's going to cost him thousands to hire a bailiff and store his stuff for 90 days.

Umm. I was just thinking that. It seems like the going rate right now is about $1,500+ to get the bailiff... The hearing with RTB isn't until March 2023... He applied mid November. So he's trying to see what the options are. He's just hoping the tenant still pays until then...
The tenant signed a mutual end to tenancy, but has decided he doesn't want to move. So the tenant is now "overholding".
Maybe they can negotiate something.
