The percentage change itself is pretty meaningless (so small) but it does signal that we're finally over the hill and should start seeing real decreases through the rest of the year. I'm up for renewal Oct 2025 so I'd sure be happy to get below a 4% rate (from 5.37%) - seems like rates around 5% were happening before this change so that should be doable.

I think the rate change itself doesn’t really do much but it’s moreso the confidence in the market coming back

I wonder how long my mortgage bank will adjust the rate down though. When it goes up, they're pretty darn fast about keeping up. It's usually within a week.

We were doing a blend and extend with FN.
They used their 3-year posted rate on their website (5.79%) to blend with our much lower rate which sucked.

i saw the decrease is worth roughly $20/$100K
$1M mortgage that's $200/month.
I'm hoping i'll start seeing more inventory in the types of houses i'm looking for. pretty bleek right now.
should be listing mine in a couple weeks

I don't anticipate a rush to buy homes. Many people are still overleveraged and servicing high interest debt. Depending on what happens over the next few months, we might head into winter with more supply than demand.
